提问:COMFREE怎么下OFFER?在线等,多谢

看中了房子,我说我很感兴趣,卖主给我一份表格, PURCHASE CONTRACT  J" i$ |) z% M  U

分两次,第一次1000-5000,表明你的态度,可退。
3 Y8 ?* R8 l# S0 ?第二次,根据你们商量的DEPOSIT,把余款付给对方律师。7 Q) c/ r7 K' s7 W# J, d
3、那个BALANCE AT CLOSING:  和 TOTAL PURCHASE PRICE 是啥意思?) R, m: j( g1 l4 b9 e
这个也看不懂?BALANCE AT CLOSING指你要付的余款,在你拿钥匙的前几天付给律师。
8 i- v7 E' r9 R- H# lTOTAL PURCHASE PRICE  指谈好的房价。
! i" R' J  U- K4、POSSESSION /CLOSING DAY是指什么日子?$ F5 U! u+ y$ l: B/ @) ?0 p% ~
指对方交房给你的日期。  y- Z2 _! W: n. r& T- N1 J. _

# l: d+ U2 ?6 P1 o* a$ I建议不要自己找律师,贵。就用COMFREE的律师,只要400多块。

自己找到了答复 引用了着rochie的贴子

1.Basically, you have to phone the seller to see the house0 - U9 l8 J6 |% S2 ]' T
2. if you like the house, you can give the seller a offer.
4 _* }$ ~6 b' n2 x5 V8 O1 z" B3 O The seller will either accept or ask you to give them a period of time to go through all the offers they have and choice one that they think the bst .(this applies only if the seller has more than 1 offer)
; |* ~, r; g+ ^0 R: [$ W" f9 t( C
% c8 L/ u6 i/ [9 G1 V4. If they agree with your offer, you will have to go to lawyer's office to get a conditional offer. (if you are using comefree to buy house they have lawyers to help you with a discount rate $545+gst), ' `7 `, I. U2 H3 `3 Q* o5 e) ?

( C2 J: _5 j4 ?5 ?$ d# B8 o" Q5.Once seller and buyer sign the conditional offer.You will have to put down deposit to the seller. Usually it is minum from $ 1000 to as much as you want. Any deposit you put down is also part of your mortgage. (usually the buyers will have one week to work0 h" D  T, B! P
  You go to the bank for your mortgage approval.& f9 A7 l5 W9 Z2 B: q

You will need to get back to your seller on the deadline to say whether you got the mortage approval or not. If you are approved, then you will have to remove your conditional offer (got to sign the legal documents). Usually when you remove your condition you will need to put down second
* H/ Z' |% B, o$ l+ g% u, Zdeposit (I do not know the amount but perhaps minimum $4000). Once everything is ready from8 N4 `3 ]8 R8 b5 W" ^, A6 F: g. g. e
the bank then you and seller will have to sign another legal documents.! d8 o. m9 n: B  Z! r8 {
Go to laywer's office to sign final legal document. Then the house is yours!!
