Recently learned from this forum, a lot of people have been looking for/viewing/purchasing a house, wonder if everyone knows, other than location, sq footage and age, there are other factors that make a house priced differently from the rest. Hope someone will share what they know. I think it would help those who are in the hunting process.

1. 50 years warranty singles vs 25 years ones.1 J5 j( l, R- p& T
2. garage w/concrete foundation vs. those w/footings. 3 G7 e! W; B: `5 n! N+ }# F0 k$ S) K3. wider stairs vs. standard one (36"). # ~; a0 P, v/ A/ J0 M6 H$ T4. Steeper roof pitch vs. normal roof., g; M0 j& G+ h# t" W+ p1 _
5. Cathedral ceiling vs. 8 ft ceiling. 7 b& j. A1 ~* A- b7 m6. .................
A all hardwood flooring may not be practical, new products are coming out everyday, cork flooring may be another option; more nice designs/patterns show up in the recent 2 years.
