We recently hold a piece of land in Ambleside, its a 30 pocket land with southfacing backyard. The builder is Kimberley Homes. The house that we like is 2310 sq ft and has hardwood flooring and granite counter top. The builder is quoting us $555k to build this house. Is this a fair price in this area for this size of house?? can we still negotiate with the builder for it? Do we need to hire an agent to represent us?? Any helpful comments will be greatly appreciated. Thanks!
1 q; c) o8 R) B4 G. e( S9 ^If you compare the prices of other houses of similar lot size, location and sq ft., this price can be considered as fair or close enough to be; but if you look at the actual building cost of the extra sq ft on a 30 ft pocket lot, you may find yourself being overcharged. As for your another question, reality is: the commission would reduce the room of price negotiation.
Thanks for all your replies. Now we are considering North Windermere, the lots are bigger but prices not much higher. Is North Winderemere better than Ambleside? Is Ace Lange a good builder?
All depends on what you want. Ambleside is closer to the new power center which some people may like better and usually pay a little more for the same size lot. On the other hand, Windermere North can be a little quieter with some larger homes than Ambleside can offer, and some people prefer that. After all, it's all about where you feel most comfortable to be from the bottom of your heart.
