新房种草的问题

新房子入住了半年，现在该准备种草了。问题是：
1 撒草籽和植草皮各有何优缺点？
2 Builder 说如植草皮最好等两年，让地面完成沉降，否则局部草皮可能会凹陷。

请有经验的朋友指教。

前院绿化完了，你就可以要回你的DEPOSIT.

In some subdivisions, the developer's landscape guideline would even监管後园绿化，有些也要求有草坪才作合格论，better check details of the guidelines if you wanna successfully get the deposit back.遇著有等LANDSCAPE INSPECTORS非常刁难，you will have a hard time.

我的builder 没有要求我一定要在一年内把草完成，也没有Dposit。
我还是想早点种草。我的问题是用草籽好呢还是铺草皮好？若不到两年铺草皮，是否遇到过地面沉降的问题，该如何解决？

Just make sure the grading is fine ,if not, you have to re-do the grading/sod. It is always the responsibility of the homeowner to keep grading in accordance with the city's requirement, so it makes no difference wether settlement happens in 1, 2 or 3 years.
