埃德蒙顿2013年2月4日消息: 1月份，埃德蒙顿大都市区各类房型的销售量和平均价年同比全面上涨。独立房平均价比12月份下降1.93%，但比去年1月份上涨7.7%。 Condo平均价比上月下降3.1%，但与去年同比增长1.7%。所有住宅房平均价为$328,525 ，去年1月为$320,482，年同比增2.5%。独立房平均价为$399,832。Condo平均价为$216,139，而Duplex/Row House平均价则为$328,351。

/ }. B" S* G1 u% i2013年1月的销售量比去年增加27（25）个单元，预计共有921（853）个住宅单元售出，1，081（1，005）个各类地产单元售出。独立房的销售量比一年前下降1.4%，预计536（496）个单元。Condo销售量预计为286(265)个单元，增长30.7%， 而Duplex/row House销售量预计为64（59）个单元，增长24.9%。（注：括号里的数字为月末统计数据）。

“如果全国真有将要到来的房地产市场崩溃的话，这在爱城几乎没有征兆，”埃德蒙顿房产经纪协会主席Darrell Cook说。“一月份房子降价的数量比去年同期下降4%。”今年1月售出房子售价为叫价或者高于叫价的数量为12.6%，而2012年1月为9%。“这表明房子的挂牌价很多都大致在市场价，而且不少卖家咬住挂牌价不放松。”Cook说。

从挂牌到售出的平均天数为74天，销售/挂牌比为47%。大爱城区库存量为3,743，这低于5年来1月份的平均数，但这个数字仍然相当于4.4个月的销售量。

本月协会改变了销售数据的汇报方式。销售量和平均价包括了爱城和40个卫星城市的数据。但是，爱城的销售量占了所有销售量的75%，因而只给出了爱城的数据。最后，不包括在大爱城行政区（按Statistics Canada的定义）的小区和城市（但属于爱城房产局管辖）的销售数据在报告中分别给出。

“房地产市场都是区域性的，”Cook说。“对我们来说，具体给出每个区域的销售统计数据非常重要。房产经纪给客户提供更详细周密的数据，具体到每个小区。”
