Before you take possession, you need to get house insurance, otherwise the bank will not loan you the money. You also have to pay off the balance of the property tax for that year. However, be prepared for a re-assessment from the city next year. As when the lot is under construction, it is assessed at a much lower value then after you take possession.

If it is a single house, you need money to set aside to finish at least rough gridding, get permit from city. Normally, your builder will hold 1k~3k from you to ensure that you finish the landscaping of your house. The money will be returned to you once you finish that.

Shopping for furnitures at least 2,3 months before your possession date, as good furniture normally takes about 2 months to order in. We waited close to two month for our sofa, and it is not even high end brand, just made in Canada.
