埃德蒙顿房产市场与去年不相上下

! f) ^0 V! L; L+ W5 a$ r埃德蒙顿9月2日报道：8月份所有住宅的平均售价与去年基本保持一致，平均价为$369,956，比上一个月下降了4%。独立屋平均价格为$434,362比上一个月的$453,366下降了4%，比去年下降了不到1%。8月份公寓的平均价格为$251,526，比上一个月下降了2%，比去年下降了1%。双拼/联排的平均价格为$344,377，比去年下降了2%，比上一个月下降1%。

5 E# i! c1 H' j# a9 U7 Z% _  E“阿尔伯塔的经济不景气已经持续一段时间了，但埃德蒙顿住宅市场依然平稳。价格与销售数量与去年基本保持一致，分别下降了不到1%和2%。” 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说到。

* q& s0 ^, G: M) }/ T9 P7 |8月份，爱城共有1433套住宅售出，比去年下降了2%，比上一个月的下降了5%；独立屋有861套售出，比去年下降了3%；公寓有406套售出，比去年下降了6%。双拼/联排有136套出售，比去年上升了11%。新房上市量比上一个月下降了5%，比去年上升了6%。

“尽管本月为一年之中最活跃的月份之一，我们仍看到了伴随着秋天的到来，上市与销售量的逐渐缩减。这是本地房产市场周期的常规现象。” Sedgwick说到“尽管公寓的销售量所受的影响最大，但价格依然保持稳定，这得益于部分单元超过$750,000的售价，使公寓的平均价格仍然上升了近3%” 。

8月份，埃德蒙顿所有住宅的平均上市天数为55天，与去年相同，比上一个月减少了1天。平均售出天数上，独立屋为49天，公寓为62天，双拼/联排为56天。

8月新房上市量为7908套，比上一个月的8048下降了2%，比去年同期的7227上升9.4%。
