2016年经济走软，但住宅价格仍保持坚挺。冬季销售量和库存均有所下滑

2016年，大埃德蒙顿（CMA）房地产市场整体上相当稳定。价格也一直保持平稳，整个2016年只有非常温和轻微的下降。公寓和独立屋的价格下跌了，相比2015年，公寓价格降了0.53％，独立屋价格也仅下降0.86％。占所有物业销售额约10％的双拼和排屋价格下跌最多，较2015年下跌了5.22％。

2016年住宅房产总销量为16,170套，2015年这个数字是17,325套。2016年房产总销售时长为57天，比2015年的51天延长了6天。全年销售额与上市总量的比率为52％，这表明市场供需相当平衡。

' H& n# {8 z. B4 ^" r所有类别住宅物业在2016年12月的平均销售天数较同年11月都有所增加。这是冬季市场的典型现象。12月份，独立屋平均需要62天才能出售，11月则只需要52天。双拼/排屋需要78天的销售时间，11月是74天。公寓需要80天的时间来销售，比11月份延长了一天。大埃德蒙顿地区12月的总库存量为5,208，较2016年11月下降19.8％，较2015年同月上升2.4％。
