As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

· At least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.2 P; s* n+ |/ d8 Z! a0 M

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.
0 u5 p* D& X9 \$ S& DMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

' @# S$ L: s# A" L- APreparation of appropriate preventive maintenance plans for assigned properties.
5 h9 i9 Z2 x7 ] E! LMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! v) Q2 W) Y2 k6 CEnsuring all properties are in compliance with local building and safety codes.. @+ g& o7 H* P f. R
Sourcing appropriate third-party vendors to provide services to the property as required.) D! @. |' U+ J7 S/ r' [+ Q7 Q) h
Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ g: Q9 ?; ~/ \ P3 W" qPlan and recommend capital improvements that may be required.
0 s; l/ {6 a" i" cEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% B$ {" t3 m0 V' r8 f
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
