We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.* a2 i; T1 W! G5 h+ {
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.3 S7 M1 D% e X; z, A& v. g' {' E
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
+ M- ~! f Y7 A4 vEnsuring all properties are in compliance with local building and safety codes.7 B* `6 z; r5 y s- R. n6 O: s
Sourcing appropriate third-party vendors to provide services to the property as required.
7 N- T: Z+ D CConduct regular inspections of the properties to ensure first-class operations are maintained.
1 a" X- e5 P: W5 q3 kPlan and recommend capital improvements that may be required.
O0 ]' H. g! H0 D6 aEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
