As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.* k- s6 O; G$ R5 B

+ I( Y6 G6 D5 pA comprehensive working knowledge of the Alberta Residential Tenancies Act.( B- E# K+ s( o' G0 |2 N. E; Q

Supervision of contract service providers.( W/ c/ i$ X% J
Preparation of thorough monthly reports.1 n# V- _6 i: U0 N$ |. V
Rent payment follow up9 b, n; ?3 B. L
Maintaining regular, clear, and appropriate communication with tenants.1 N" M2 X; g! v- ^
Open house showings5 U6 l7 J: W# }5 @  j
Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.' b0 n4 s2 G4 m+ q; R$ ^
Oversight of day-to-day operating expenditures for the properties.
5 x; H- m) E& l0 @# T2 _& O" D) \Collection of rents and arrears, including initiating legal action when required.
, \& f- q& ^4 I7 l7 @9 d' sMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. O# v' Q3 C! h% k( G7 Z
Maintenance$ v, C; Q+ u% e+ t

4 D8 G$ k- Q2 n' j# `Preparation of appropriate preventive maintenance plans for assigned properties.
" u1 a% `" D  ]6 c7 s( AMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.* b) o, B- t) X
Ensuring all properties are in compliance with local building and safety codes.( W$ e/ G. A! b" Y5 t( K
Sourcing appropriate third-party vendors to provide services to the property as required.+ O; ^6 R8 u; @+ R! F- r" n
Conduct regular inspections of the properties to ensure first-class operations are maintained.
' L7 Q5 V: u: P5 K6 L8 n) t, S6 RPlan and recommend capital improvements that may be required.3 C' ?* {( H( e) \" }
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
