A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Collection of rents and arrears, including initiating legal action when required.
/ w4 o' z/ |% rMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.9 K# j* ]) n) z5 C4 x7 O7 H; T5 ]
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 l8 M3 a/ o$ X$ a; d+ Y/ P' ~Ensuring all properties are in compliance with local building and safety codes.
) ^4 e+ d0 D% vSourcing appropriate third-party vendors to provide services to the property as required.
7 m9 v2 G2 z% D7 sConduct regular inspections of the properties to ensure first-class operations are maintained.
/ o$ h7 a% r5 U, Q! [/ Y1 BPlan and recommend capital improvements that may be required.# X5 P+ y/ u4 ?( d, S$ Z- e
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
