As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.8 q; v; n4 S9 E. w
Open house showings

Financial$ X' L$ b5 f& J) P9 Y5 {3 N

Review and approval of monthly financial statements, rent rolls, and revenue reports.
2 ~; J$ J7 T7 ]; x! WOversight of day-to-day operating expenditures for the properties., {6 T1 s7 {5 w
Collection of rents and arrears, including initiating legal action when required.
& a, @6 e8 g6 m$ a/ KMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy., F  }# c3 U% q3 b( P* h5 Y9 c
Maintenance
+ f& @3 F. ?- u  J! A! g2 H
$ R& Z1 H2 n0 [; {5 i$ ?$ _Preparation of appropriate preventive maintenance plans for assigned properties.
; t- X4 T0 v; a# ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.; a% h# k' e  r3 d# I5 T/ ?  F/ H
Ensuring all properties are in compliance with local building and safety codes.
, u6 P0 K% ?( D# h( l+ wSourcing appropriate third-party vendors to provide services to the property as required.
8 e: H5 g% y  g6 O; EConduct regular inspections of the properties to ensure first-class operations are maintained.. _; a; Y: ^$ |* p) a7 v  ^
Plan and recommend capital improvements that may be required.
- |* v5 \; E0 S: }! h+ ]: Z( S* I7 cEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.0 V1 M- O  y! e, Q$ y! ^
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
