As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
At least 1-year customer service working experience in Canada
Class 5 drivers’ license

& n$ c2 w3 S3 b: x% n: M1 Y. fAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports.
6 `, o( M  n. r1 e0 H: U* ]' Z2 wOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
5 B% |6 {& {6 rMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
" ?; E; `) h% a( R& _( |  tPreparation of appropriate preventive maintenance plans for assigned properties.
( N9 E: i* ?4 _: j3 ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
6 H% z- W$ T, a7 C) k7 \" vEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
( K& w: U7 W# \& b0 }' j* pConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Property Management: 1 year (preferred)
