We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

& `2 K1 @4 I3 u0 L/ UAt least 1-year customer service working experience in Canada
Class 5 drivers’ license

Any experience managing a portfolio of residential properties.
6 ?' k* @& c0 O! ^) f1 P( Y0 ZA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
Preparation of thorough monthly reports.
Rent payment follow up
. m0 v7 r2 H1 F8 A& h$ VMaintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
8 f! ?6 N  T1 H8 r. J$ i1 `Collection of rents and arrears, including initiating legal action when required.
  A* y$ O- b8 V& R- fMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

" Y* Z, @- S  SMaintenance
3 Q+ a8 u4 o, G& r5 l! t& xPreparation of appropriate preventive maintenance plans for assigned properties.
* f  H) ]  w/ z# W9 I+ u( P$ h# e% UMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" X6 w& ^( z: \. y' PEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
  @" O& ^: \8 [3 {' K9 [Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
