We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. , G6 Z9 y0 ?2 O$ i7 m7 F3 F" h

Required:

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act., {* a& @+ C, a3 N+ e

Supervision of contract service providers.
% h) L! w% M$ `% R8 i: S* NPreparation of thorough monthly reports.

- m( ?  X; b  S5 ZMaintaining regular, clear, and appropriate communication with tenants.

: B# e! p6 Q$ A$ nReview and approval of monthly financial statements, rent rolls, and revenue reports.7 |3 B8 Z3 `" W) P2 z. U
Oversight of day-to-day operating expenditures for the properties.
9 r3 K" h. p  S9 k" aCollection of rents and arrears, including initiating legal action when required.
8 ]5 `4 m/ L: C  N" p* |/ QMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 L! D- I) m8 Q7 C; q: _

' t6 `8 }% ?3 MMaintenance, A) v% v0 e) d6 f  C
Preparation of appropriate preventive maintenance plans for assigned properties.- n# @: d' x/ r" V( D
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
9 U+ `' _! ^6 @  z' z4 e. c3 c) }Ensuring all properties are in compliance with local building and safety codes.2 |1 ]% W* [1 k" p# @# c9 f& Y
Sourcing appropriate third-party vendors to provide services to the property as required.
# ^* e+ @8 W- h' v, X* e( h( `/ ZConduct regular inspections of the properties to ensure first-class operations are maintained.! \" Y" f6 t$ f2 |% O* J( H
Plan and recommend capital improvements that may be required.) P6 Z. ?" H+ F, r: ]5 S  b% i
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  W: }( b. S8 c0 `! |5 t- V

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
