Resident Manager Job

9 O3 Y& x5 w, e0 DWe are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada; {5 l  |& N4 N: _
Class 5 drivers’ license

' N4 }, N+ d- e  L' K+ fPreferred
& n$ c2 w3 S3 b: x% n: M1 Y. fAny experience managing a portfolio of residential properties.& ^$ g+ o- w) B
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

: F7 ]7 Y7 z. }0 JMaintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

Financial, Q- o8 `! C8 U8 \1 q+ C: S7 t
Review and approval of monthly financial statements, rent rolls, and revenue reports.
6 `, o( M  n. r1 e0 H: U* ]' Z2 wOversight of day-to-day operating expenditures for the properties.$ {; a3 Z1 R3 Q0 X6 y$ l! x
Collection of rents and arrears, including initiating legal action when required.
5 B% |6 {& {6 rMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
; S- v5 J/ m2 D) J% c% N9 p# d+ \7 |% z9 x$ X
Maintenance
" ?; E; `) h% a( R& _( |  tPreparation of appropriate preventive maintenance plans for assigned properties.
( N9 E: i* ?4 _: j3 ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
6 H% z- W$ T, a7 C) k7 \" vEnsuring all properties are in compliance with local building and safety codes., e6 j8 k- `! I! V8 y' A" y
Sourcing appropriate third-party vendors to provide services to the property as required.
( K& w: U7 W# \& b0 }' j* pConduct regular inspections of the properties to ensure first-class operations are maintained.+ o- _) L9 J1 R  y6 T
Plan and recommend capital improvements that may be required.2 s: X! @; @% {# b& ~$ i( O5 Q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% _- v* h2 m! t) ]9 c1 Y# I) }" K

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
