Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
! @/ d+ Y8 v8 I  F- y( }6 L! uAt least 1-year customer service working experience in Canada
Class 5 drivers’ license

Preferred
4 T- S! s( Z$ p) U/ A4 S; YAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
% h) L! w% M$ `% R8 i: S* NPreparation of thorough monthly reports.
  m( L4 `$ u# [  S# }Rent payment follow up
- m( ?  X; b  S5 ZMaintaining regular, clear, and appropriate communication with tenants.

: B# e! p6 Q$ A$ nReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
9 r3 K" h. p  S9 k" aCollection of rents and arrears, including initiating legal action when required.
8 ]5 `4 m/ L: C  N" p* |/ QMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
9 U+ `' _! ^6 @  z' z4 e. c3 c) }Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
# ^* e+ @8 W- h' v, X* e( h( `/ ZConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
