As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Preferred
Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

, O' N# k% ^$ QSupervision of contract service providers.
Preparation of thorough monthly reports.
. ]# ^1 }: X$ [2 PRent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

4 y6 c" ?# ~0 C1 F2 y. l4 mReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
; x/ [6 n. \. n1 ^3 UMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
" P% F& P& M) RPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% n) O& I9 W! ~* Q3 T! k( a: dEnsuring all properties are in compliance with local building and safety codes.
# G( t7 Q# U2 C( ]/ l/ ?Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
. K/ o7 o) M, K% b: iPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

- Q* c0 v2 Q; t0 nThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
