We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 7 E+ Y) }  Z; J" y! _) s

Required:
5 }& i+ Z7 ?4 b2 [3 O! A/ zAt least 1-year customer service working experience in Canada
7 v/ N( z" [4 m* c8 h/ hClass 5 drivers’ license
% F4 m; r1 g4 c: p' D) Y3 }4 N9 o% e
Preferred& Q( m2 U8 G9 T3 ?/ Q- r. r/ ]
Any experience managing a portfolio of residential properties./ s" \4 p/ t' l; n( B; j- M
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.4 ^" H" l: ^" k" ?, h1 L/ |  j
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
* h! Z! F2 I- EOversight of day-to-day operating expenditures for the properties.
* o7 z- V# `5 Q4 SCollection of rents and arrears, including initiating legal action when required.0 E8 c" d! A( _2 J1 l' E3 r
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! A9 ^9 e$ ~; s4 B+ t' q! M; \

1 ], B/ ^- D' h0 O+ _Preparation of appropriate preventive maintenance plans for assigned properties.& U/ M9 U* c5 I
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.# C3 ?0 a3 j3 d. W2 s4 m" y' a
Ensuring all properties are in compliance with local building and safety codes.
. `( K, W% t$ e9 I2 c8 G1 P$ tSourcing appropriate third-party vendors to provide services to the property as required.
; R& g" }: F' s9 @Conduct regular inspections of the properties to ensure first-class operations are maintained.
. o* D* T* \, RPlan and recommend capital improvements that may be required.
7 V, u0 |8 M- ^' ]- h& n* }# VEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 ?. D  D, f' T. i3 ?

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord. 4 r+ e# b( C% W" r% q
