Review and approval of monthly financial statements, rent rolls, and revenue reports.
. j( l9 V! s" r" J: U# kOversight of day-to-day operating expenditures for the properties.
# F) ^" I0 c3 H' h5 }; lCollection of rents and arrears, including initiating legal action when required.' ?# ]) u9 Q! b7 ^, n b
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% {# l ^- @. B0 w

7 z) F4 @9 r& q8 [Preparation of appropriate preventive maintenance plans for assigned properties., d' X& h" i( [) {: s, h+ T+ v$ v
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.. `) x" \, {: M& {4 m
Ensuring all properties are in compliance with local building and safety codes.
* R o1 l! |9 J) `/ kSourcing appropriate third-party vendors to provide services to the property as required.% y; P% b% f1 P5 p
Conduct regular inspections of the properties to ensure first-class operations are maintained./ I/ W) v" Z5 H$ \' }; ^5 z) ^
Plan and recommend capital improvements that may be required.
+ h* `2 _ a: q I$ Y8 ]& QEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
