As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.+ E i- j+ K! g- R* Z

Required:

6 U: x E+ X u( M; _/ tAny experience managing a portfolio of residential properties.$ k" h# h3 Z5 w' w4 w" x/ [
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

# [$ o6 i: c- _Collection of rents and arrears, including initiating legal action when required.
5 L3 O5 e- _7 C. t# C, eMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.- `; R7 y; J6 v- Z, ]; Y+ ^

Maintenance
2 q2 n$ N0 k6 y, i( f, aPreparation of appropriate preventive maintenance plans for assigned properties.+ v) |+ P; o% d
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.: y6 X0 U; N5 e; L8 t0 J6 c7 n$ U
Ensuring all properties are in compliance with local building and safety codes.
$ T' l1 N/ a- S2 C; A! JSourcing appropriate third-party vendors to provide services to the property as required.$ w" M! Y0 h2 w p9 V a7 ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- F4 [0 X6 K* `# HPlan and recommend capital improvements that may be required.+ _/ f; P5 P5 }; }7 U
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
