4 d! r3 b- k2 O# W  |8 aWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
, |& U8 q8 N6 O2 z4 GAt least 1-year customer service working experience in Canada. b8 `/ Z& ?7 Z+ m
Class 5 drivers’ license  ^4 F& ]$ s* ^
3 m- ]5 C: m( p% l' F1 B! j) b
Preferred, O. D- p" a, r2 i! ^  E
Any experience managing a portfolio of residential properties.
; ]# l2 o* C- e7 IA comprehensive working knowledge of the Alberta Residential Tenancies Act.3 X; J3 ~! ^5 z: m% v4 @- r! [1 b

General

Rent payment follow up. g; o, n" ^1 f& ~+ P
Maintaining regular, clear, and appropriate communication with tenants." t+ R: d! f' {  o0 ~  n* E
Open house showings

4 [( T8 j1 G( G+ qReview and approval of monthly financial statements, rent rolls, and revenue reports." u0 Q, k+ J0 X4 w$ J# b: Y
Oversight of day-to-day operating expenditures for the properties.
3 w# F* a& T" _3 w& C! ~% QCollection of rents and arrears, including initiating legal action when required./ C9 ], ]$ J, I* X+ ?
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
! w8 ]  \) e( J$ V0 m! @' o
" e% B, n$ F, H! |3 K- M7 A% CMaintenance; c) W! u) `  O- ]: j1 G  J
Preparation of appropriate preventive maintenance plans for assigned properties.# U8 r) q  z. v( G
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( H- T* V1 p2 u7 eEnsuring all properties are in compliance with local building and safety codes.
+ w" o8 B$ M4 E; T. Y8 d! A, `+ l4 P* JSourcing appropriate third-party vendors to provide services to the property as required.
& w! r- U" Y* Y. o; p- ?Conduct regular inspections of the properties to ensure first-class operations are maintained.
: G0 I* B. n8 }; O6 r3 v5 APlan and recommend capital improvements that may be required.
- l1 \# P$ m# e& M% q  wEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

6 [' t4 F8 i6 K5 ~) c& N2 j! UThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
