Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.& M; ?) H" i8 B3 `/ O4 C" n; }4 V  a0 D

At least 1-year customer service working experience in Canada
* I2 O2 Q: N+ d/ R# XClass 5 drivers’ license
; A7 j- O/ D1 G! |- {5 p$ I
1 E$ i. C; U% d5 t, \- K6 FPreferred
$ w' s: z. V8 Z6 |Any experience managing a portfolio of residential properties.+ l2 [& Y4 y, S9 A. H# C& t' i
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
! b1 h; p$ d) b+ G) mSupervision of contract service providers.
9 x) v6 \' c/ v) \9 ZPreparation of thorough monthly reports.. e1 S. @8 @; w4 j3 W1 Q
Rent payment follow up
& ~7 V  o( w" I8 W; H2 p+ w# qMaintaining regular, clear, and appropriate communication with tenants.! }( E' }/ V! Y  ]0 ~# K
Open house showings

Other tasks related to be assigned' G$ U7 C! m' Q9 N$ K$ E9 j

Financial
  s8 z# Q/ [% s7 C& YReview and approval of monthly financial statements, rent rolls, and revenue reports.
$ g* c5 ]9 k7 E5 i) [/ q0 i5 j, ^Oversight of day-to-day operating expenditures for the properties.+ D; V0 X! @) w/ ~: }. f0 e
Collection of rents and arrears, including initiating legal action when required.& s: S& U5 }3 r5 X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

' N/ ^. v+ M4 P5 Q- g" q# ?Maintenance2 J( d4 c4 v: m$ x4 Q3 s
Preparation of appropriate preventive maintenance plans for assigned properties.
' {* m7 d% r( H$ uMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
/ Q" V) \& `8 N5 ~" |3 PEnsuring all properties are in compliance with local building and safety codes.. _* V4 w4 }& X% v+ o$ M
Sourcing appropriate third-party vendors to provide services to the property as required.
* a& ^. O; k* M$ {1 X' A9 |Conduct regular inspections of the properties to ensure first-class operations are maintained.
2 S9 v; j6 E5 S* ?0 g' ^0 U# K/ I1 g0 NPlan and recommend capital improvements that may be required.# {1 L6 O" A/ V& d# k& B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
