Edmonton new home prices see biggest drop in 23 years

) o; k& y3 }+ C$ h. h8 w% _EDMONTON - Prices for new homes in Edmonton fell 5.3 per cent in July compared to the same month last year, marking the biggest year-over-year drop in 23 years, said Statistics Canada today.

Edmonton's cooling market showed the biggest year-over-year drop of any Canadian city.

Calgary saw a 0.3 per cent slide compared to July of last year.

; A: e  p0 }# Z. Z2 e  F5 I2 K"Markets in these cities continue to adjust after experiencing record price increases in the last two and a half years," the federal agency said.

5 |' ]* E. f9 a! g% M+ y! SEven heated Saskatoon posted a slower annual increase of 13.1 per cent, "further confirmation of a trend of deceleration in this city. Many builders reported increased prices as a result of higher material and labour costs," the agency  said.

9 I( r; S7 h# k( dThe fastest pace was in Regina, which saw a year-over-year price increase of 29.6 per cent, down from its record rise of 34 per cent in April.

4 u& z8 O5 h7 p8 wAs the market continued to cool in Western Canada, prices for new homes rose nationally at a slower pace in July for the sixth consecutive month.

$ F% [3 G/ i' ?+ BPrices were up 2.7 per cent in July from a year earlier, down from June's annual pace of 3.5 per cent. On a monthly basis, prices edged up 0.1 per cent between June and July.

"The growth rate of the index has been on a downward trend since September 2006," the agency said.
