! c6 K" ^- g( g  PI believe it may be a waste of money to hire so called house inspector (even the city inspections during construction won't guarantee you everything is well taken care of, it is common that sometimes some defficience were overlooked; remember the recent fire of a condo under construction? It was found afterward the fire was caused by improper installation of heat ducts--as what is reported in the newspaper).   In Edmonton, anybody can call himself experienced in house inspection because no license is required to do that kind of inspection jobs, so what  one  can expect from these people?. If you asked a realtor, he probably would say yes because he fears of any liabilities if his answer is NO. For older houses, such inspection will surely reveal some minor and obvious problems because the inspector wanna show you he really did something and your money is well spent, however this  didn't mean there is no hidden ones(and those are usually serious and cost a lot to repair and you would know only when they surface.)
what I said is  not a guess or assumption of any kind, I know some people who did hire somebody to carry out an inspection before they decided to buy the  targeted house and  problems were found ; seller agreed to fix them; deal done and they moved in only to find problem one after the other and thousands of dollars were spent to fix before they can finally settle down a  3,4 years after ( it is not routine maintenance for tear and wear).  So far, did you get scared enough? but don't be over worried ; as long as I've been here, I did not learn of any house collapsed due to structure failure, so when you view houses, follow your instinct and try to avoid somethings too old, say 30, 40 or over unless you are sure it has undergone a thorough reno recently. So again ,is it worthy to spend an extra few hundred dollars? Yes, for peace of mind only. If you are lucky, you may live in happily for ever even without paying any inspection fee.
+ b7 {; L% `1 P1 X7 L% u" M6 j  If you are thinking to build, hiring a 3rd party structure engineer to monitor construction would be a best practice though, but, of course, it will cost much more than a few hundred $ and the builder may not agree with you doing so. A friend of mine did hire someone to do that and  really had avoided some potential headaches ; he strongly advised me to do the same if I planned to build a house.   Sorry for this long post to a simple yes/no question but it  is my belief  that more information will mean more power to make a right decision. Hope all these will help.

好消息是验房师不需要license马上就要成为历史了。坏消息是验房的价格将从300左右上涨到1000。

Exactly what I want to say. Just learn from<5th floor> the fee increased to 1000$, make me even more reluctant to pay, may be the best approach still, as my friend said, is to hire a structure engineer to monitor  building a new house.

Structural Engineer know a little bit about family house except the R.C. foundation.Because all the materials above the basement is made of timber,like stud,joist etc.,coverd by insulation and waterproof(stucco and vinyl).Stud and joist are pre-engineered stuctural members. Since they are pre-engineered in shops, no Structural Engineer are needed because the members's size were fixed by tests and also by building code.

' A  g: K8 J( E# KHouse owner should pay attention to three hazards: fire, insect and water(inside and out side). A qualified inspector should have broad knowledge: Civil(Structure),plumbing and power.This knowledge can be got from books, but it is not enough,it must be got from site.
8 A$ n4 B+ M# `9 |I met two inspectors, one focus on plumbing and another focus on power wire. They took some couses form SAIT.

Pre-engineered materials may have no problems of itself; it is the way how they are installed during construction which benefits from an engineer monitoring. For example, the position of the beams; span of the joists; space between studs etc. etc. and a lot more others. just too many to mention and a relevant engineer firm would look after your worries. Anyway this is an option only, not everyone will consider it as a necessity; Just suggest if  compared to house inspection, construction monitoring   seems more worthy to spend the bucks.

好像我们也去看过，具体什么样我就不记得了，我们买得也算新房，也找了验房师验房，有点像鸡肋，没用还有点用。

不找验房师，心里不踏实。找个验房师，验出毛病吧，肯定没什么可高兴的，可啥也没验出来吧，又觉得钱掏得冤枉了。
