Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

/ e# J1 d! m4 n44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.* l. {$ V, L/ j& R2 L

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) .

5 U: I* q0 e5 Q. [* R7 K- Llot 44 基本价= 40/2 = 20 万,很接近要价。/ L; J$ D1 H6 C0 Y
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
7 }/ W7 c3 A8 h! {2 G/ _  ~6 s高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。$ X2 f; S, p: b! O4 b; b8 ^

3 D  c& b7 x8 ^! ]% J/ x房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
# j1 d! g; z! l' D8 |另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
. B+ [6 [! q$ g- t* \* O0 L. h还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
