买condo 实际登记面积比图纸小了 70多平方英尺 怎么办？

这也是最近问的一个realtor 的解释， 不是我买卖这个房子的realtor. 她说有很多类似问题。

问题是楼花只有图纸，合同也没有规定面积的。少了也只能哑巴亏了？

我觉得实际面积少一点尤可， 但是builder 计算价格的面积和房屋登记面积  差别这么大  应该是有些问题

condo 的面积是从内墙测量的。而在所有的marketing和建筑许可证都是从外墙算的。realtor给的解释只是说明他们也不懂！！！
没有必要大惊小怪。独立房面积都是从外墙算的，apartment同样。但是独立房子的title是地，而不是房子。不然你从内墙量，要比外墙量的小过上百平方尺。

你的unit小70多，大概是corner unit。 因为corner unit 会比中间unit 差的多写。 因为有两道外墙

yes.  say you have unit 33x30 FT for (990SqFt).

6 T( b6 w& O! [7 ~5 K: N33+30 FT outside wall could be anywhere 0.5FT (6" exterior wall width)x63 FT=31.5SqFt or 0.67 FT (sometimes lower floor has 8" exterior wall) x 63FT= 42.21SqFt.
interior wall area (Party wall and corridor wall)
0.33FT (4" wall) x 63FT = 21SqFt  or 0.5 FT x 63 FT=31.5 SqFt.
add both together, 50SqFt to over 70SqFt

for single house, say 1800SqFt (main floor 24x26=624SqFt + second floor 24x50=1200SqFt)
your exterior wall area will be 0.5x(24+26)x2=50 SqFt for main floor.  0.5x(24+50)x2=74SqFt for second.

楼上的朋友可能误解我的意思了 ，我并不是指实际量的面积误差 ，是说builder出售时的计算面积和 政府登记面积 误差太大。 另外我的unit 在中间 不在Corner 多谢你了 ！

Registered Condominium Plan. For Conventional Condominium Units, this size may include areas such as parking stalls,
garages, below grade areas, balconies and storage areas. For Bare Land Condominium Units, this size is the land unit only.
2. “Total Living Area”
There are three components for calculating the Total Living Area for a Conventional Condominium Unit. They are: Main Floor
