买condo 实际登记面积比图纸小了 70多平方英尺 怎么办？

这也是最近问的一个realtor 的解释， 不是我买卖这个房子的realtor. 她说有很多类似问题。

问题是楼花只有图纸，合同也没有规定面积的。少了也只能哑巴亏了？

我觉得实际面积少一点尤可， 但是builder 计算价格的面积和房屋登记面积  差别这么大  应该是有些问题

condo 的面积是从内墙测量的。而在所有的marketing和建筑许可证都是从外墙算的。realtor给的解释只是说明他们也不懂！！！
  Z- G& s5 I; \3 Q# c+ K没有必要大惊小怪。独立房面积都是从外墙算的，apartment同样。但是独立房子的title是地，而不是房子。不然你从内墙量，要比外墙量的小过上百平方尺。

你的unit小70多，大概是corner unit。 因为corner unit 会比中间unit 差的多写。 因为有两道外墙

yes.  say you have unit 33x30 FT for (990SqFt).  
outside wall areas
. l: O2 C9 A$ ~6 S3 j, ^" J33+30 FT outside wall could be anywhere 0.5FT (6" exterior wall width)x63 FT=31.5SqFt or 0.67 FT (sometimes lower floor has 8" exterior wall) x 63FT= 42.21SqFt.
interior wall area (Party wall and corridor wall)

for single house, say 1800SqFt (main floor 24x26=624SqFt + second floor 24x50=1200SqFt)

楼上的朋友可能误解我的意思了 ，我并不是指实际量的面积误差 ，是说builder出售时的计算面积和 政府登记面积 误差太大。 另外我的unit 在中间 不在Corner 多谢你了 ！
