Depends how "south" you are willing to go.
You can find something at Chapelle, Glendridding, Glenridding Heights, Allard, Amblerside South within your price range.
I haven't seen many single family houses is under 2000 sq ft. For this sq footage, most of them are detached rear garage or duplex.

I have been in search for new houses for few months.
My conclusion is: if you want to build, the longer you wait, the further south you will ended up at
Allard is at 40 Ave SW, and Glenridding Heights isn't much better, 17 Ave SW.
