埃德蒙顿2016年9月份房产报告

埃德蒙顿10月4日报道:9月份所有住宅的平均售价比上一个月上升了1.1%,比去年上升了1.5%,依然保持强劲。独立屋平均价格为$430,761比上一个月下降不到1%,比去年下降了0.2%。8月份公寓的平均价格为$251,365,比上一个月下降了0.06%,比去年下降了0.45%,也依然保持着平缓。双拼/联排比上一个月上升了4.66%,比去年有些许的下降。

“在拥有一个健康的库存,强劲的价格,以及较缓的挂牌和销售量的情况下,我们正在步入房产较为安静的月份。” 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说到。“现在仍然为买房的好时候,在即将进入冬季时,库存量通常较少,所以对于买家来说,依旧有可观的选择。而较为平稳的均价也能使卖家得到安心”

- L! d2 L* r. l9 `4 o9月份,爱城共有1339套住宅售出,比上一个月下降了6.56%, 比去年下降了8.41%;独立屋有846套售出,比去年下降了3%;公寓有327套售出,比去年下降了20%。双拼/联排有135套出售,比上一个月仅少了1套,比去年下降了5.59%。所有住宅上市量比上一个月下降了0.29%,比去年下降了1.47%。

* O" p7 P0 Z6 m8 X+ Z% V“随着冬季的来临,我们可以预计上市量和销售将会减缓,也可能会看到价格的些许下降,但因为市场依旧保持着的平稳性,继而剧烈性大幅度的走势并不会出现。” Sedgwick说到“和去年相比,卖家可能需要较为长一点的时间去等待他们的房产售出” 。* h4 D9 a* |4 _# A

9月份,埃德蒙顿所有住宅的平均上市天数为57天,与去年相同,比上一个月增加了2天,比去年增加了3天。平均售出天数上,独立屋为54天,公寓为65天,双拼/联排为60天。

7 y0 X% ]( j; `2 A4 B7 |3 F" L9月新房上市量为7857套,比上一个月的7908套下降了1%,比去年同期的7108上升10.54%。
