In Edmonton’s hot housing market, there are many different demands for a wide range of housing. _- @ C C# g( T" \, i: v: }& w
/ ?( B! P, g- L5 N* P0 R4 \ w& g1 d# {The First-time Homebuyers Program is designed to address income-earners who are within 5-10% of the purchase price for their first market-priced home.- C8 Y% `8 `$ Z7 X [+ M

The Program enables a five year deferred payment on the market value of the land (established at time of sale).

Buyers must be first-time homebuyers. 3 m6 m/ [1 O: m+ l! [7 |& ^% l
Buyers must be Canadian citizens or have permanent resident status.
) X2 u3 Q) J1 R: h: kBuyers must qualify and have pre-approved financing for the market value of the home – exclusive of the value of the land (maximum 35 year mortgage amortization). , o7 c7 i5 h4 s* q% W& |/ `1 p' G- L
Buyers’ family income will not exceed a maximum level (to be determined).
, p8 {0 Z/ L% t8 p( sBuyers may not have a net personal worth exceeding $15,000 excluding primary vehicle and 5% down payment for the mortgage.
5 C8 c/ ~, z% a! R' RThe First-time Homebuyers Program has developed guidelines to prevent speculative real estate investment or "real estate flipping".

The lottery draw process to purchase homes in the first two pilot sites will be announced after construction has begun to allow determination of final building costs and purchase price.
