As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

6 M* k# C. G9 [  {5 Y3 \·         At least 1-year customer service working experience in Canada' V' P7 X9 c( |! Q/ u

' ?7 i  A; d  R* Z- V·         Class 5 drivers’ license) T! J5 S" v, B; H, q% ^& [# }

Preferred: z0 q" S( `- g# }& n% ^

Any experience managing a portfolio of residential properties.
+ ^2 n5 v7 y8 P! X; r( \; eA comprehensive working knowledge of the Alberta Residential Tenancies Act.

1 g& G1 Z% e( V2 I# O1 QSupervision of contract service providers.
+ x2 ~% ?7 j) G- j5 z9 N5 EPreparation of thorough monthly reports.. k' i% D4 E* B% u( G) V
Rent payment follow up: K0 h+ V# g. d" E
Maintaining regular, clear, and appropriate communication with tenants.3 A% M: U( M+ J$ B7 N7 k; x
Open house showings! k- U; E8 Y) [. t$ r3 J
Drive to sites1 O* N7 w# Y1 d- n" r
Financial0 j  K# x8 \( A0 x* g6 W0 O+ a6 Q

Review and approval of monthly financial statements, rent rolls, and revenue reports.
0 B! ~% D( V$ c2 l3 W# g$ [; p& wOversight of day-to-day operating expenditures for the properties.* |5 v; y7 L, L, s6 `) |/ i
Collection of rents and arrears, including initiating legal action when required.
9 J. N8 ?# w3 p# ]8 G2 OMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
* t+ y; v! W6 J- B4 T7 |0 JMaintenance% ]+ ~* p! {1 b4 H. R# F' N

1 h) D; H& r1 g0 l& K% L# g: }Preparation of appropriate preventive maintenance plans for assigned properties.
4 d5 B* D8 n. b6 K: |7 r% t" k0 bMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: H; j! ^9 c7 e+ h! n$ sEnsuring all properties are in compliance with local building and safety codes.
( |9 o% G" r2 q$ y+ e! ?Sourcing appropriate third-party vendors to provide services to the property as required.5 N1 i2 ?1 A- z& ?$ }' z
Conduct regular inspections of the properties to ensure first-class operations are maintained.& n/ K' a1 P/ R& W+ V1 j
Plan and recommend capital improvements that may be required.
) Y' t: b8 ?0 AEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.- c9 ^, i) T) |) k, l1 o
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.3 C2 W! g, H) w1 @# Y+ v
