Collection of rents and arrears, including initiating legal action when required. j b t# u" r, F. A
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.; C6 @7 p3 M( c+ w. [. A/ o( o5 T

Preparation of appropriate preventive maintenance plans for assigned properties.

Conduct regular inspections of the properties to ensure first-class operations are maintained.1 l8 T$ O' r3 h( z1 h
Plan and recommend capital improvements that may be required.& g' ^' O1 i9 h0 o: `
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
