We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.2 b8 E0 |6 U) l! p' J: ~/ j: M/ j

Any experience managing a portfolio of residential properties.

Rent payment follow up
, m% v$ m% A$ e! \+ H6 a+ eMaintaining regular, clear, and appropriate communication with tenants.

Financial) M( H2 g+ s* U5 `+ P

Review and approval of monthly financial statements, rent rolls, and revenue reports.
$ k8 M5 }% M- W: aOversight of day-to-day operating expenditures for the properties.
* ^2 n. I* W5 ?' MCollection of rents and arrears, including initiating legal action when required.
9 M! B. N; o- XMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
0 a* q& c5 G/ @4 q) q3 t: f6 T3 EMaintenance# h; n" @4 s( ]5 f8 Q  k
" _) i3 j, m' d) D- V9 M" o' }" n
Preparation of appropriate preventive maintenance plans for assigned properties.
0 ], [  d7 f2 R  W- L9 kMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 T/ K0 j+ j: Y$ J9 D7 V/ rEnsuring all properties are in compliance with local building and safety codes.
1 n- C, r# r9 d4 m5 s# PSourcing appropriate third-party vendors to provide services to the property as required.! {* v0 @1 Y6 ]- t8 \% K
Conduct regular inspections of the properties to ensure first-class operations are maintained.
& M% o# a( ^$ VPlan and recommend capital improvements that may be required.3 x7 |  \& Y3 I% w( G, O
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 \9 s, A5 R& e, l2 p9 t2 d' S' G1 E+ u
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
