As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.0 y" h6 M4 j: n2 X
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.7 k* B# t- N$ p8 J2 a/ d* `) P9 S
Preparation of thorough monthly reports.6 m/ e" F: G, t' c
Rent payment follow up
7 ~& f0 C! t: h: EMaintaining regular, clear, and appropriate communication with tenants.; ?% U) l+ A! e/ a

Drive to sites

" D$ u# P6 W* c/ zReview and approval of monthly financial statements, rent rolls, and revenue reports.6 z% B. l! i5 Z% {
Oversight of day-to-day operating expenditures for the properties.
0 Z8 l% I# |0 `3 D8 Z/ o; lCollection of rents and arrears, including initiating legal action when required.: u( w0 K& g' \* U
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

& u( G% t& {; S$ l6 u$ jPreparation of appropriate preventive maintenance plans for assigned properties.
/ Q& K6 v7 h1 [7 W* F: y" CMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.- Q9 d& v6 J2 F& L' A1 g
Ensuring all properties are in compliance with local building and safety codes.6 h7 R3 r( |, {4 D: G. p& M
Sourcing appropriate third-party vendors to provide services to the property as required.4 a* T+ O; H$ U: \# ^4 [
Conduct regular inspections of the properties to ensure first-class operations are maintained.
: |5 r: B( t  e; |Plan and recommend capital improvements that may be required.
4 x* p7 T2 m) w7 H; x% V/ k, rEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
3 h% f7 t! D* q2 c/ E9 E. aThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
