We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. $ j9 I! h: H5 {1 s+ j) a$ T

Review and approval of monthly financial statements, rent rolls, and revenue reports./ T5 n' [6 ~& a* u
Oversight of day-to-day operating expenditures for the properties.
- L7 O8 K) w. [ r$ s8 j9 o* c6 |Collection of rents and arrears, including initiating legal action when required.
6 O4 q( k: ~! j& b% V- A& nMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
, I" h; o: p) N$ V& J1 sMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% q& b2 Y& k0 U& sEnsuring all properties are in compliance with local building and safety codes.
3 ?" ?5 D2 {3 oSourcing appropriate third-party vendors to provide services to the property as required.7 I: i" H& x7 {' |) H8 u- H% i
Conduct regular inspections of the properties to ensure first-class operations are maintained.
# N1 J: ^- _! J ^. B9 \Plan and recommend capital improvements that may be required.7 u4 s& ]: ~2 c3 E; |4 _
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 N( g7 G1 ^0 w. Q1 k( x8 c
