As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
# D" x: G$ ]+ a! PAt least 1-year customer service working experience in Canada

Preferred
) f* j: @- n  N/ |6 H, F+ b* rAny experience managing a portfolio of residential properties.
3 c& q/ y) b& c7 n& X" ?4 BA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
0 s  T1 g4 f3 e5 O1 f' V1 @Oversight of day-to-day operating expenditures for the properties." Q! F& ^0 N' X- A2 s1 c
Collection of rents and arrears, including initiating legal action when required.0 |9 K" x4 |+ P& e1 P. p
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.; g4 S$ _; J+ k$ P1 S
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.7 s, h6 p2 j0 K! M/ x3 q3 f
Ensuring all properties are in compliance with local building and safety codes.2 p8 Q# V$ e1 Y: u7 D! e9 u
Sourcing appropriate third-party vendors to provide services to the property as required." \  e' }8 Z1 T& ^  T
Conduct regular inspections of the properties to ensure first-class operations are maintained.
( U. v' p" b+ j1 i& M7 i) K. _; LPlan and recommend capital improvements that may be required.
( o; t! _2 x3 p4 ?$ Q# P' ]Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.8 U3 N0 o" v; \: p1 o9 q. F1 b
