We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Any experience managing a portfolio of residential properties.( F, A, z: N9 a/ c
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
! x' E2 U: ], F: b/ e" @; v+ kOversight of day-to-day operating expenditures for the properties.
# E* D1 ^# ?- q7 i: u1 k+ h8 \Collection of rents and arrears, including initiating legal action when required.
& k- i( C# r. a o% TMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.! K* U) x" c# W# U0 c
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.
+ z% I) d1 H& v' R0 gConduct regular inspections of the properties to ensure first-class operations are maintained.
- d- J p- ^8 [! Y& T- WPlan and recommend capital improvements that may be required.
' R1 c j2 i. V0 C1 I( ^7 ?* [Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 x$ _2 K% S+ }6 Z
