We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

; D/ W2 T* T5 J4 H" bAt least 1-year customer service working experience in Canada
1 U! U+ }! D$ B+ n2 nClass 5 drivers’ license
$ Z0 a" h# L. K3 `5 g( D& |0 r  P2 G3 O+ m: y/ |( d
Preferred
& v6 i7 g' ^5 X  m  y9 u, G0 v0 GAny experience managing a portfolio of residential properties.9 z6 u$ t" ~2 e1 I. ?
A comprehensive working knowledge of the Alberta Residential Tenancies Act.9 q8 B- A* K( K2 u% M, R1 a

Supervision of contract service providers.6 W7 l; N! F  F* i
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.0 y9 j3 G/ g5 N. y
Open house showings

Other tasks related to be assigned

5 ?. R! b& r/ H1 bReview and approval of monthly financial statements, rent rolls, and revenue reports.
( G# V* X) U2 N: g9 E9 e( c1 wOversight of day-to-day operating expenditures for the properties.. d/ Z$ u+ ~3 e* N' v* n
Collection of rents and arrears, including initiating legal action when required.: L$ }. a6 k* s2 x3 a# ^
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

( x4 }+ M+ f; u# k3 fPreparation of appropriate preventive maintenance plans for assigned properties.2 `3 ]* h& g, Z5 K
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- \0 v! m5 `4 L$ s
Ensuring all properties are in compliance with local building and safety codes.
: a: W5 h* u3 b) vSourcing appropriate third-party vendors to provide services to the property as required.
) Q9 s  b4 u4 oConduct regular inspections of the properties to ensure first-class operations are maintained.. d+ U; v3 C+ r: Z
Plan and recommend capital improvements that may be required.
# p: V. g1 g, TEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ L! t2 A9 K" o! d6 O; a, U
# Z! e; i  c! W+ Z/ O
