We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Preferred
2 x* e' C; O9 ? g- p8 dAny experience managing a portfolio of residential properties.
; }0 T- k' D: G& g8 Q7 j0 DA comprehensive working knowledge of the Alberta Residential Tenancies Act.

1 H" p0 ~/ y) O, \' h8 e+ k5 OReview and approval of monthly financial statements, rent rolls, and revenue reports.

# H+ p- a) G; B( @ ]Collection of rents and arrears, including initiating legal action when required.
1 Z5 S9 @0 r7 X; ^" {/ d- I5 xMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

3 p9 A) R$ a( R) Q" v7 mPreparation of appropriate preventive maintenance plans for assigned properties.
3 x4 b# D& f" N& J; |3 q5 GMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" R" y6 Q) f# S W$ o' eEnsuring all properties are in compliance with local building and safety codes.& P7 {" G1 d8 e9 z
Sourcing appropriate third-party vendors to provide services to the property as required.( j! b$ `* G6 @1 N3 m. {
Conduct regular inspections of the properties to ensure first-class operations are maintained.
6 a! h1 P+ X) k! e& bPlan and recommend capital improvements that may be required.
% G7 i6 w' c4 ^Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% [% i1 m5 I* p3 ~
