We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups. Required:
% h7 T5 N# P/ H9 H3 @At least 1-year customer service working experience in Canada
2 y2 S3 Z/ V4 u, D+ E" r+ ~Class 5 drivers’ license

! P8 p) E7 L5 R" E' qPreferred
2 w1 y. x+ i# v" {( }% yAny experience managing a portfolio of residential properties.& y" R7 ]; z! K
A comprehensive working knowledge of the Alberta Residential Tenancies Act.% B, p5 s/ T6 e/ x g% b" I$ U

General

Maintaining regular, clear, and appropriate communication with tenants.

$ M# B7 {8 B( z6 P- nReview and approval of monthly financial statements, rent rolls, and revenue reports.
7 {( K! N# G' J' ^- ?) GOversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy./ ~) _ q; k* P. R5 G4 d

3 e& L) I5 a! k: ?0 qPreparation of appropriate preventive maintenance plans for assigned properties. e# U1 D# z) x7 `
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.1 X# ^; @$ T# I/ r" y2 L, ~" k
Ensuring all properties are in compliance with local building and safety codes.
/ k1 o/ b% b* g: g c6 m$ M% T% h6 x; aSourcing appropriate third-party vendors to provide services to the property as required.& _4 Z, ?8 g( y/ ] k) d
Conduct regular inspections of the properties to ensure first-class operations are maintained.
: M6 e* K) z% [+ \4 `% | T0 m, rPlan and recommend capital improvements that may be required.+ S }0 F; j1 Y
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 r) d u2 d6 G' |

Experience:
