We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Preferred
, b, C; q1 |9 J" l& U$ OAny experience managing a portfolio of residential properties.
* A7 j% _2 s% F% w0 R! LA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.& |# w" k4 O# _, H
Preparation of thorough monthly reports.

Financial
* _6 [- r5 r3 iReview and approval of monthly financial statements, rent rolls, and revenue reports.
" r" w0 [& C' y: z5 [Oversight of day-to-day operating expenditures for the properties.
2 L# I! ?) H$ ^( _. ], k- ECollection of rents and arrears, including initiating legal action when required.
3 i( H D$ s( C0 f. M7 cMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: b/ V& M K% ]4 D) n' K
1 R3 X/ }* k% V# @9 E9 s2 T$ aMaintenance
, l/ s, p% A3 APreparation of appropriate preventive maintenance plans for assigned properties.
9 F8 A7 J! p, i$ E- ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) B# G! y1 P+ M P% i9 O! qEnsuring all properties are in compliance with local building and safety codes.* w; v: y( e( p& [- ~" n( P
Sourcing appropriate third-party vendors to provide services to the property as required. g6 T$ V; F3 y/ H" S7 B
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 j- _& J8 w- ?. V
Plan and recommend capital improvements that may be required., S2 U! u$ O+ e5 c8 m, T1 M
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 w* l4 _, ~3 n
