We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
2 y; o& O9 x1 Q+ Y: x. X7 lA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Financial

Oversight of day-to-day operating expenditures for the properties.
J% w5 n* l% |; D% `6 W5 ~, D" GCollection of rents and arrears, including initiating legal action when required.
5 S" U- g& e* T+ c$ j, SMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.1 E' p# x8 Q7 z+ M+ v8 E6 d

Preparation of appropriate preventive maintenance plans for assigned properties.
e9 A) ?4 h% v8 ^; HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 k; P7 j7 @6 p9 P0 `Ensuring all properties are in compliance with local building and safety codes.
/ t8 e" o/ w+ O0 j- i0 Q0 LSourcing appropriate third-party vendors to provide services to the property as required.
" I( u% ~" r" d- NConduct regular inspections of the properties to ensure first-class operations are maintained.0 y' `* E, L& m. q' V( R# Z$ b Y
Plan and recommend capital improvements that may be required.3 r# d: S$ b$ l9 w/ j
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 p! Z3 T8 h- i# W
