9 N5 j) z8 Z0 H- X* b- WWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada2 S+ {6 q9 \ k$ S' E1 P
Class 5 drivers’ license

Any experience managing a portfolio of residential properties.$ D/ Y! J9 N% S/ Q* M% w; C
A comprehensive working knowledge of the Alberta Residential Tenancies Act.; w2 _ ^$ O0 P+ B

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.- y6 u; n8 L4 X3 Z
Oversight of day-to-day operating expenditures for the properties.
/ }! j2 [$ v+ {Collection of rents and arrears, including initiating legal action when required.
4 R( S& m9 u {) `$ OMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance# U B) h# @9 ^9 {6 U t! @9 O
Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
- D% M0 _6 A* V# iSourcing appropriate third-party vendors to provide services to the property as required.
" J5 @6 q8 k L) PConduct regular inspections of the properties to ensure first-class operations are maintained.
( g4 |; S! x& RPlan and recommend capital improvements that may be required.* d8 m2 Z- J& @) V# t; X) f
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.2 ? k& g1 x) j5 b

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
