买大学区的condo,希望大家给个建议

老杨团队,追求完美;客户至上,服务到位!
最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?

but firstly you need hire a new agent and judge what  the CEO said about  condo.

A large inventory of new condominiums could enter the market in 2009. This will put downward pressure on resale condos and average prices are expected to drop about 5%. The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。9 u# m5 L8 m& }$ T1 G

再讲讲价。& e" ~) [: ?# q0 r$ E
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。
1 e; _! I, \4 l; e1 w$ f% p/ Q5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.0 \8 r3 w1 |7 D6 X
BUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
