Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

8 x- T0 m! j, m( `If the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

; N0 O9 P* t) k* }: L44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:) i3 f0 E0 S; F  ?, }1 \
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。, j- T# Z, V; b4 Q* |, e

1 d% H! m1 b) h4 E( l7 U  V房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

1 E0 ]0 F6 Z9 o( b看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
1 Z- s6 y. Q+ p/ N8 Q4 Z3 r' z另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?# b8 T9 B# W7 O9 B8 {$ {
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?

38 是pocket size. 我又看了 lot 46 (block 3) 的pocket是38。你再看看。
