We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.

Collection of rents and arrears, including initiating legal action when required. F" G! e) y* R0 D+ Z
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.9 l) f+ `4 M( E, C$ `
Maintenance4 ?" L( j1 v+ N7 G" b

Preparation of appropriate preventive maintenance plans for assigned properties.: _/ o/ a( ]1 q+ {% Z0 |
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.3 |4 s5 J# F! s: I' q; q3 ]
Ensuring all properties are in compliance with local building and safety codes.5 Y/ v9 R, N/ y; q# E' ^
Sourcing appropriate third-party vendors to provide services to the property as required., v$ e1 Y, ~ a. ]; g" }$ p4 M
Conduct regular inspections of the properties to ensure first-class operations are maintained./ M/ s: ^5 u! a. d& M
Plan and recommend capital improvements that may be required.
