We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.* P' O, M6 `* s% i9 F8 I

Any experience managing a portfolio of residential properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy." _ Y5 L) ]& a/ n( N3 v# P
Maintenance
& v& m5 m+ E- D- \% a" b& P8 r. ^5 C8 G2 ?/ q+ ?, s$ {
Preparation of appropriate preventive maintenance plans for assigned properties.+ X9 E7 D6 `2 o, U' X
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ _) }/ Q4 R0 E8 s% |Ensuring all properties are in compliance with local building and safety codes.
7 T- C: |% N# Z; D% ~9 ASourcing appropriate third-party vendors to provide services to the property as required.1 S. {& g) \9 r9 @8 R- E. [
Conduct regular inspections of the properties to ensure first-class operations are maintained.
1 K/ N8 E% C h: C" APlan and recommend capital improvements that may be required.
+ h/ X3 r6 }, p2 D+ y. IEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
$ c8 T- R* ]! U2 O9 V4 z) v, CThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
