As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.
, u! u3 C7 W! m4 W3 a3 u1 j! aA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.9 ?, M$ B3 h. ^
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.$ p) X  y+ K1 g- z% j% c- k3 Z- A
Open house showings

Financial
% d3 M8 L! C8 [' o/ p+ }
0 S9 k, j! k* [* \Review and approval of monthly financial statements, rent rolls, and revenue reports.
% s. b9 j- Z( S6 ?; x* eOversight of day-to-day operating expenditures for the properties.  N! H: E" N& M- x' S
Collection of rents and arrears, including initiating legal action when required." J( J7 L' S* x8 B2 D) n
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: \4 L$ _7 J8 |  U$ C( L  e
Maintenance" W) L& m1 h# l/ W

4 r2 m7 e$ z) P" _+ |Preparation of appropriate preventive maintenance plans for assigned properties.
3 o1 c- o. P6 M# H# ?2 L( ]1 F6 HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities., n8 n1 E" [% M: L% A
Ensuring all properties are in compliance with local building and safety codes.
+ h6 o7 |! o. N4 B+ A; qSourcing appropriate third-party vendors to provide services to the property as required.4 c. \# Q9 X" S  j% [+ b5 d9 t  h
Conduct regular inspections of the properties to ensure first-class operations are maintained.. H- b  {' r( ~/ M& w* ?
Plan and recommend capital improvements that may be required.
. Y: G* M4 q& e/ k# EEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  P3 p2 F. [2 P7 X0 W" H, `- C) X
