As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.  z# J% p! 0 B5 i" i9 V8 v& T6 A·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

% j( d7 c' ?( A& G( P2 pAny experience managing a portfolio of residential properties.9 L/ {' }/ U( ]/ n! o0 \- W6 y3 v
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
7 i8 C/ C9 h7 p* P2 N- DPreparation of thorough monthly reports.
  D( k+ o7 [  x1 SRent payment follow up
' [' Z& _3 Y" n( P% ^Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites/ ^' [  y& O* I8 E' ~/ G3 f; _& |
Financial1 z/ H3 @" }( t8 C0 ]" X( Q% z

Review and approval of monthly financial statements, rent rolls, and revenue reports.
& R' i' I( T+ e9 y4 nOversight of day-to-day operating expenditures for the properties.3 w" M8 i: a$ @# @
Collection of rents and arrears, including initiating legal action when required.
4 h  j4 `: {' L" H% ~  lMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.) \: e. t; Y1 |3 ?2 {- C
Maintenance

4 C. v7 d: I+ S: qPreparation of appropriate preventive maintenance plans for assigned properties.
, S0 ?0 b3 Y( Y3 t9 J) Q$ B. BMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' v: Z/ N4 h3 ^Ensuring all properties are in compliance with local building and safety codes.
; `' T# j/ ]6 `4 g4 C, [Sourcing appropriate third-party vendors to provide services to the property as required.
' U& @: ]/ _" g6 {+ l1 q5 \Conduct regular inspections of the properties to ensure first-class operations are maintained.$ x/ ~& `# W3 n" y5 l
Plan and recommend capital improvements that may be required.6 o, [' ~) h  Y: M) K
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 H2 O$ \9 @3 g
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Experience:

Any RECA License (if possible)
