As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Preferred

- w; m/ n' h; p: s5 K0 QAny experience managing a portfolio of residential properties.
% ?' X/ g& X2 q5 {A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
Preparation of thorough monthly reports.

6 U- }3 l; u7 nReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
' C& |9 C2 D1 a9 `% a, iCollection of rents and arrears, including initiating legal action when required.
" D' |3 T/ c) a/ C# Y. h; aMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

+ o1 V! E+ q! ], }7 @. w" DPreparation of appropriate preventive maintenance plans for assigned properties.
! n2 h5 z3 G& m, @Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
