$ Z9 U  K6 y% Z; \6 m: g8 HWe are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

·         At least 1-year customer service working experience in Canada# N* |% J  b; |

·         Class 5 drivers’ license
( j3 @# }2 S% d2 h+ _5 G0 R; @8 c; I; ^
Preferred
: J: }) B* W8 F9 b/ u8 Q" F7 y- F
2 g" L# G0 l4 c, X8 }4 H# BAny experience managing a portfolio of residential properties.  q# x0 z& I- L4 Z- R
A comprehensive working knowledge of the Alberta Residential Tenancies Act., r- S% E9 d* b6 j* p3 U

Supervision of contract service providers.
( W1 c( `8 _5 q: SPreparation of thorough monthly reports.0 r4 P% G. }9 E
Rent payment follow up
3 l7 Y. w! ]2 T" c. @/ u( BMaintaining regular, clear, and appropriate communication with tenants.
3 ]" i# g% ~" iOpen house showings. k* f9 z% S. O! w, K( X+ B
Drive to sites
# D+ O4 I: x0 Y& \Financial$ E, @; u" j6 B0 I

Review and approval of monthly financial statements, rent rolls, and revenue reports.6 D+ h2 e+ V. J, v+ q$ Z( N# n' W
Oversight of day-to-day operating expenditures for the properties.
: N4 u9 W# s/ S, S7 |+ b* ZCollection of rents and arrears, including initiating legal action when required.& J  ~! D. T/ D* m, d$ b5 [0 ~
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.6 B7 {! K8 o' Z+ h, G
Maintenance
9 s; [/ `5 u7 c) n" g9 {4 C# c, W: G* S! U3 c1 I& V
Preparation of appropriate preventive maintenance plans for assigned properties.
; J0 k4 u$ Y& Z' v6 I: T# G$ JMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ R/ Z/ a0 y3 }4 }+ `' z) i" KEnsuring all properties are in compliance with local building and safety codes.5 B0 t( h2 D: ~& T( ?* o
Sourcing appropriate third-party vendors to provide services to the property as required./ T; K; l$ X1 I; y; z* O4 a4 K
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 @( @' `0 O4 C, o" ?9 TPlan and recommend capital improvements that may be required." h: w" m" J/ b. E8 j6 u
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  S6 [! G0 V) L
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
