We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada
+ C! `2 R7 F( T: }) yClass 5 drivers’ license

Preferred
6 p# x/ }( f" ]Any experience managing a portfolio of residential properties.
8 p6 `: S% B- ]A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
: Y, u0 D8 w0 }- U# b, @* AOversight of day-to-day operating expenditures for the properties.% ~, z: Q, D7 {9 A4 C
Collection of rents and arrears, including initiating legal action when required.3 t8 H, O5 J: \- X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: z, e! i( H  g% [- d" }8 P; k; f
) D+ a6 v5 L; \7 }+ ?
Maintenance3 n7 {3 X- u+ O5 t, ~2 M
Preparation of appropriate preventive maintenance plans for assigned properties.# o( }6 t% `, j' `4 m% e1 q& `, _
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.  i+ i- k* }3 {2 u
Ensuring all properties are in compliance with local building and safety codes.
! J, i5 N' U7 O& b: BSourcing appropriate third-party vendors to provide services to the property as required.7 Y8 M5 N7 X! i
Conduct regular inspections of the properties to ensure first-class operations are maintained.
, g# x% l  s. v' r) ~, C9 jPlan and recommend capital improvements that may be required.$ N( [5 d% A/ T% C% E. i3 [+ z) W4 N0 I
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
