We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 7 A) r9 o$ _% O8 p1 |

At least 1-year customer service working experience in Canada
; J$ ]9 v4 ^4 w4 _Class 5 drivers’ license

Any experience managing a portfolio of residential properties.  b! d! ~7 k. H8 w* x4 T3 ^
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Rent payment follow up
8 v# [7 w. K) d, nMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Financial
' M, U2 C' x! L1 R5 T$ LReview and approval of monthly financial statements, rent rolls, and revenue reports.7 O; G" E0 B/ J" Q5 y/ n
Oversight of day-to-day operating expenditures for the properties.) w- q  ?9 Y9 n% }0 b& p( J% z
Collection of rents and arrears, including initiating legal action when required.
, l1 c, F/ f! l$ S( f. NMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# C; z# ?( c) a% f4 l! [+ x  B! G
+ O7 v" q# d: e
Maintenance
+ O' u/ `9 ?6 [$ @8 R+ dPreparation of appropriate preventive maintenance plans for assigned properties.
7 p/ D2 c% h6 qMonitoring and supervision of site staff for unit turnovers and routine maintenance activities." ?* V, u7 S; w/ u! {& l9 A
Ensuring all properties are in compliance with local building and safety codes.& I! [" \  _9 @5 n: c: x9 f0 l
Sourcing appropriate third-party vendors to provide services to the property as required.
2 s0 L/ P+ T+ ~/ M: o- G0 PConduct regular inspections of the properties to ensure first-class operations are maintained.7 r9 I0 M2 _; p8 `( T- A
Plan and recommend capital improvements that may be required.0 |  k6 T9 w7 o6 R* J: z
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
