As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Marketing

% D3 W$ B0 P  O; l2 ~0 H0 S3 pReview and approval of monthly financial statements, rent rolls, and revenue reports.
5 R3 N' P- l; wOversight of day-to-day operating expenditures for the properties.' s* U3 b+ G6 m- @/ d) u
Collection of rents and arrears, including initiating legal action when required.  u1 l" A* A, g  X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
! j5 [( J, q$ O: W4 [! V+ `Preparation of appropriate preventive maintenance plans for assigned properties.2 v8 s& F1 L+ @6 d" z2 y$ A
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.0 _) g7 j* U, ]( g; G
Ensuring all properties are in compliance with local building and safety codes.
2 e1 z4 S* Q2 |2 I. A. E9 Q9 aSourcing appropriate third-party vendors to provide services to the property as required.
; ~9 i7 H+ d6 t3 ~- I. G, @Conduct regular inspections of the properties to ensure first-class operations are maintained.
! M. e: E, P& H  @; ]9 f9 A- fPlan and recommend capital improvements that may be required.( W) }, H! v0 f
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
