We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
At least 1-year customer service working experience in Canada
. S: ^' X/ M! t, O  gClass 5 drivers’ license

Preferred
7 C. X2 K) z& k. V8 |6 u. H( D+ j2 XAny experience managing a portfolio of residential properties.
2 r* @# f* Q, E) C! o& Y/ z; RA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
4 _2 L# R- i8 X0 t3 hSupervision of contract service providers.
Preparation of thorough monthly reports.
Rent payment follow up

Open house showings

Other tasks related to be assigned

Financial
$ E. Q( [9 L' V1 K- x% ]Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
* T" S$ M" _6 v1 QCollection of rents and arrears, including initiating legal action when required.
. g8 \& R) j2 bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
! j# B" T( y' u! ePreparation of appropriate preventive maintenance plans for assigned properties.
  j1 v. E6 w/ gMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- m( Q) j1 m' Z2 Z) }* G+ jEnsuring all properties are in compliance with local building and safety codes.
+ q1 k) X% r+ F) `( M. FSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Property Management: 1 year (preferred)
