Collection of rents and arrears, including initiating legal action when required.
& F3 r( {8 j1 CMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 u ~+ Y4 m& k% }

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
; d0 O5 ?7 F7 d0 A$ F- y3 QSourcing appropriate third-party vendors to provide services to the property as required.
9 i: w5 M& F) P6 eConduct regular inspections of the properties to ensure first-class operations are maintained.8 R5 Z1 d9 [: |( c* O, `2 }7 V8 c
Plan and recommend capital improvements that may be required.
( E' m+ a* j! F: O# }' \Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
