We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.# }8 I9 R2 o7 A9 ~
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.& f& u2 p3 T$ V6 Y: B7 y
Oversight of day-to-day operating expenditures for the properties.
4 j7 }1 } T) w2 w3 d$ ACollection of rents and arrears, including initiating legal action when required.
+ `/ C$ x/ G7 p, d& P$ T0 _, _Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( m W/ m( ]" Z" f( W

Maintenance
( w# r$ j- z# e4 g# ]# sPreparation of appropriate preventive maintenance plans for assigned properties.
% I- r- g9 b& q8 `Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 p6 P6 f# v1 l. x/ bEnsuring all properties are in compliance with local building and safety codes.
! F( R2 ~# f K" I2 c; _Sourcing appropriate third-party vendors to provide services to the property as required.
8 E$ {+ y# A t9 sConduct regular inspections of the properties to ensure first-class operations are maintained.2 } b% V9 k/ ]
Plan and recommend capital improvements that may be required.
