As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.0 \- V% n' P G+ L6 ]2 j8 O+ F

/ Y8 S7 U% U! D( ^ B: a GAt least 1-year customer service working experience in Canada# e' E9 U) ?' U+ e$ ~
Class 5 drivers’ license

Any experience managing a portfolio of residential properties., _% L( Q0 T! g, H
A comprehensive working knowledge of the Alberta Residential Tenancies Act.) a) z6 ], G& K& _

General( ~& b [4 p4 Q' a1 @
Supervision of contract service providers.4 {/ a- E# ?! q. c1 E# m2 y( R
Preparation of thorough monthly reports.& {/ R7 W; N8 K. R4 S
Rent payment follow up
! D! m1 o# P: a% AMaintaining regular, clear, and appropriate communication with tenants.* p" y3 {. D! Q5 b9 b7 n& J4 k

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.) z! A' H0 k" ^
Oversight of day-to-day operating expenditures for the properties.
& n6 J2 v& z3 k% K& SCollection of rents and arrears, including initiating legal action when required.
; } j- }8 n* u% m: q' JMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. }8 l; k& E3 _- }& I8 ~
; ?; E. _0 c* @+ e) P' B" BMaintenance
2 y* X4 c2 T* ePreparation of appropriate preventive maintenance plans for assigned properties.) d6 H# k) U5 m' j6 b0 i8 m
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
2 O0 t3 u. V xEnsuring all properties are in compliance with local building and safety codes.
9 ]& B5 D: M J, A% j x) aSourcing appropriate third-party vendors to provide services to the property as required.
( `0 B# h2 ?3 c) Z8 K4 w% F1 aConduct regular inspections of the properties to ensure first-class operations are maintained.
1 I, x) H0 ?3 J# I o7 LPlan and recommend capital improvements that may be required.
0 S; J% j- ] I7 j% KEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

2 \8 Z8 x9 t0 D1 H* KThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
