As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.$ e/ t/ z8 g) m& E8 I1 }5 d

At least 1-year customer service working experience in Canada
  b) L. M' I3 e/ ]% sClass 5 drivers’ license( d/ ~7 N; i- O$ i

Any experience managing a portfolio of residential properties.
; _6 c7 ^' Y& F0 K+ yA comprehensive working knowledge of the Alberta Residential Tenancies Act.8 F5 e# F6 k( H8 l6 Y

Supervision of contract service providers.

Rent payment follow up3 Q9 v2 Z$ L; p' n' p& J2 c
Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.2 v+ E: @  ?4 W. V1 J- B& i, D8 `
Oversight of day-to-day operating expenditures for the properties.
/ W. v6 ^, h  C1 |. |) {) XCollection of rents and arrears, including initiating legal action when required.
) v8 y; P; V9 O0 T) b" x( A1 T  \( rMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy." A! D- a/ ?+ u* D

Maintenance% q3 e3 i3 ?) d9 r( w
Preparation of appropriate preventive maintenance plans for assigned properties.7 G( w* r/ }8 \5 y
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.% r8 ]( \* Q7 {' x
Ensuring all properties are in compliance with local building and safety codes.1 d4 A7 ~2 o6 S
Sourcing appropriate third-party vendors to provide services to the property as required.0 s3 `' K, C. G- l, Z, X! A5 T! ~
Conduct regular inspections of the properties to ensure first-class operations are maintained.
, Q  }1 d/ ^$ C5 MPlan and recommend capital improvements that may be required.
! z" z9 y0 i5 f3 F; c) M/ eEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

( p9 k( N' Y6 H8 q. aThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.4 ~' o3 y$ Y, _, y
