As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.( B$ Y+ L# m' p* V& k

' h m ~2 T# BAt least 1-year customer service working experience in Canada
1 n0 X% M) {1 m# m: Z! `$ MClass 5 drivers’ license

Preferred# D9 m$ j8 L: ?' @# ~( E/ n
Any experience managing a portfolio of residential properties.1 p1 W: }) O5 j7 V- W
A comprehensive working knowledge of the Alberta Residential Tenancies Act.: ], @# K w0 k: N% d

Preparation of thorough monthly reports.: K) w: E1 `* ~9 h
Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports. \* R `$ H6 @/ d/ ?8 o
Oversight of day-to-day operating expenditures for the properties.; e9 z# [) e8 F5 w. b
Collection of rents and arrears, including initiating legal action when required.) ]. Q; w" d* u8 M E
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
4 j- I6 R6 p- }! c B" YPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.4 O+ `/ p7 Q* j5 D" U( Q
Sourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
) `6 \$ A" X8 v/ REnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* N a* E1 ^# a7 ~" ]- U* r
