9 K7 ]$ r2 J1 `" n5 {We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Review and approval of monthly financial statements, rent rolls, and revenue reports./ Y- J5 B- C- O
Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 [7 L: o9 T7 {6 t C" ~

Preparation of appropriate preventive maintenance plans for assigned properties.
) L. o2 @% \4 l6 _& c# iMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.$ Y g/ h% g9 A1 ^9 y0 f9 n; Q6 r3 V
Ensuring all properties are in compliance with local building and safety codes.
) ?, |& _5 o1 H- a( |Sourcing appropriate third-party vendors to provide services to the property as required. K6 b$ M+ A" z- ]& t! F4 {
Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ e. V3 R R) P( bPlan and recommend capital improvements that may be required.2 X' v) t$ g# B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
