Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.2 _0 B4 c) }& k( J% i

Required:
# p7 g; W0 s2 s3 d1 V, @7 M: `At least 1-year customer service working experience in Canada; h7 w$ k. m/ M7 y; `7 \+ O
Class 5 drivers’ license
  D, i* B$ \+ q3 U2 g! c% P/ b2 g9 y: M6 O5 o5 e
Preferred+ r& t% K9 `8 W
Any experience managing a portfolio of residential properties.
% t, G4 n3 m$ B7 H/ L: EA comprehensive working knowledge of the Alberta Residential Tenancies Act.8 j+ E; w( |! w6 N/ J+ l8 ?2 A

Supervision of contract service providers.7 r  k4 `- {! A) Z' B
Preparation of thorough monthly reports.

Marketing

Financial
0 h. s  u6 N1 x  cReview and approval of monthly financial statements, rent rolls, and revenue reports.
7 |; v" F' `7 O0 ~! J$ OOversight of day-to-day operating expenditures for the properties.
( J: R& W' r4 `Collection of rents and arrears, including initiating legal action when required.3 u, B, U+ \( ]- ?" Z
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.0 Q3 f& [. P+ u3 }7 B: P

) l! x$ X& i/ WMaintenance
. w5 Z# u' D' i) O' DPreparation of appropriate preventive maintenance plans for assigned properties.3 H- ^% H& N2 P* O0 C
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities." K+ s% V1 h  d! B7 ?; G& M
Ensuring all properties are in compliance with local building and safety codes./ T- [& e3 b% Y: @9 J
Sourcing appropriate third-party vendors to provide services to the property as required.
5 x6 T* w5 b# e9 q) t, f9 X& ]' EConduct regular inspections of the properties to ensure first-class operations are maintained.
4 A& c! Z- u- q. zPlan and recommend capital improvements that may be required.
/ |% J* `3 c7 y3 N; KEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., ^2 e" n; s) n1 z6 E! ~4 y
