As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.+ S& ?" w7 X. s& {9 t

Any experience managing a portfolio of residential properties.6 z9 N, [; y" B; l! T
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 r' } V8 ?2 d* }# g( O$ u7 G. z

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Oversight of day-to-day operating expenditures for the properties.2 _& ?4 M2 d8 Q0 e% E
Collection of rents and arrears, including initiating legal action when required.
$ ^% T. Q. W* _. n2 W5 U! j1 mMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.- {$ }8 ^& x' }

Preparation of appropriate preventive maintenance plans for assigned properties.9 m7 J" S5 ~ R' F
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.+ x0 m: W3 M# o+ G5 O% C
Ensuring all properties are in compliance with local building and safety codes.
f% J. F1 K! [/ v- {+ R% W' x; pSourcing appropriate third-party vendors to provide services to the property as required.9 c# j. \0 n t0 b1 c
Conduct regular inspections of the properties to ensure first-class operations are maintained.
; Z/ W$ }0 q# t3 p uPlan and recommend capital improvements that may be required.
/ P* f# ^9 Y1 ?/ R8 }5 vEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
