As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.& v. X+ X$ O4 @! x

At least 1-year customer service working experience in Canada
, ]1 S9 T7 P3 V& |" E$ v1 aClass 5 drivers’ license
$ x* V0 ?( w! U- N& e+ D( Z% X& a: d) k+ X$ {$ |* r; S
Preferred" n' T* }2 u; U) r' d! A; _
Any experience managing a portfolio of residential properties.  w1 k- j" S) K' ]7 p5 W, T" r6 r5 `4 j
A comprehensive working knowledge of the Alberta Residential Tenancies Act.: ^& ^, S8 ?/ ~! c! I) [/ b4 t

  a+ I/ j; ]& L& YGeneral
9 _+ \" u: n! S( F" h. DSupervision of contract service providers.6 w/ G$ r4 h$ N  u; i" q. |
Preparation of thorough monthly reports.' q- i8 h3 c2 o4 I$ Y
Rent payment follow up
. ~0 D( y" Q: }Maintaining regular, clear, and appropriate communication with tenants.
" `+ o3 M8 j: e. V, V! W$ |Open house showings  \# F  Y" \1 z" T8 c1 n- F
Marketing
- i6 [2 I  L9 E0 r% m& q" EDrive to sites8 N  b2 a4 @) q( U. o- @( o
Other tasks related to be assigned

Financial
; p8 f) g& n0 X9 R  IReview and approval of monthly financial statements, rent rolls, and revenue reports.
- O0 J9 R+ ]0 g$ mOversight of day-to-day operating expenditures for the properties.8 E4 N! X9 a$ J* U8 l9 W6 \2 y2 u
Collection of rents and arrears, including initiating legal action when required.
% D. J) }7 Z: L6 _/ `$ zMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.1 F2 K+ {+ a+ b

9 D7 t5 x- A& CMaintenance
/ a  T. F) o- X+ PPreparation of appropriate preventive maintenance plans for assigned properties.
+ _6 Q9 w+ \% t5 u$ pMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.1 u( O, x1 P) K) `) s
Ensuring all properties are in compliance with local building and safety codes.( T+ x# p* p. [, S6 R% u
Sourcing appropriate third-party vendors to provide services to the property as required.
( H" D% s, g1 ~6 `- h8 aConduct regular inspections of the properties to ensure first-class operations are maintained.. n: o. k9 ?, P/ p; ~2 _( g
Plan and recommend capital improvements that may be required.
9 u3 v5 q! {, G, Q% T- l9 {Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  ~$ U0 F: e0 ~4 n) Y1 l5 h2 X

3 M/ s% E/ D) wThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
