This is how I view the effects of major road way on the location of newer neighborhoods:

Main entrance on AH

2) Worse: Terwillegar Garderns
Major roads on 3 sides (and a crappy neighborhood on the 4th)

6 r$ _4 B6 A6 S  _7 \/ O3) So So:  Magrath etc.
Main entrance on secondary roads (Rabbit Hill)
Major roads on 2 sides
" V; S$ ~4 N6 t( x, I! d
4) Good: Upper Windermere, Eagle Ridge
Main entrance on "3rd level" of roads that leads to the river valley and/or golf course.
2 N7 D5 y4 y+ w. tNo Major roads on any side. No crappy neighborhood around. No visible power line.

5) Best: Windermere Ridge
Same as 4.
: |1 T8 P1 {2 D" Z3 f- l+ all in one cul-de-sac
/ H8 q8 U; @6 b+ s+ DC1/DC2 zoning
+ No condo in view
