第十二项管道工
这一项包含所有管道工程和房子里面的洁具，龙头等等。

原来给我们的报价是$19000包含所有的东西，不过大家都知道，这些都是最基本，最丑陋的产品。所以我们自己去升了级，shower换成了steam shower，浴缸是按摩浴缸，各种龙头洁具也挑了自己喜欢的。这样一下子价格就跳上来了。

最终的价格：
自住房：$32736.59
出售房1：$13000 (预算）
出售房2：$16000 (预算）

第十三项橱柜
我们的厨房柜子特别多，地下室有一个吧台，我觉着顶很多人家的三倍到四倍多。这一项也花费不菲。厨房台面全部是花岗岩。

价格如下：
自住房：$31193.93
出售房1：$20000 (预算）
出售房2：$18000 (预算）

第十四项 Siding
我们自己的房子是用的hardi board，比普通的vinyl siding价格要高出一倍多。

价格是：
自住房：$32928
出售房1：$36,000(预算）
出售房2：$40000(预算）

出售房的预算多是因为这两套房子的窗多，需要多cut 这些siding，而且门窗周围的trim也要多很多。所以以后我们要吸取教训，只做需要做的门窗。避免增加成本。

第十五项：水泥
这项包括地下室的水泥，车库的水泥和drive way。

第十六项：地板和瓷砖
我们的房子包括地下室全部都是木地板，洗手间里是瓷砖，没有一丝地毯。因为我觉着地毯脏。另外地板是我自己进口，只有部分为了赶工期，找人来装的，其他都是自己装的。地板是特别坚硬的巴西樱桃木。

不过瓷砖也不便宜。两项合计：
自住房：$24211.63
出售房：暂无

第十七项：电器
所有的电器也都是升了级的

看看我们的房子的外墙，大家就会发现我们用了很多rock，另外室内的壁炉也用了很多。

这些基本上是全部开支。
自住房共计花费50万左右，今年市场不是很好，刚刚做的评估价格在60万。希望明年涨到65万。
出售房没有精力仔细算了，过了新年有时间再说。但是有一点是确定的，就是我们对成本的控制将非常严格，不会像自己的房子那么大手大脚了。因为很多东西花了钱，在卖房子的时候其实提不上价来。比如说那些电器和fireplaces，等等等等。

出售房：暂无，不过在考虑是否自己刷那些墙，省些人工成本。

下午着急出去参加孩子的活动，忘了这一项。

Based on this info, I have the following feeling:

1. This house deco is high end.
The land costs $87571.00. The construction cost is about $420000 for 2300 sft, finish basement 1130 sft may cost about $80000, so the average cost is 150/sft.
2. The costs include everything, even include appliance, moving conditions.
3. Are there are costing for land transfer?
If the house is self built, do we need pay land transfer or anything other expanse to the gov?
4. It seems the following costs are duplicate. Please clarify.

1. 我没有分地上和地下的成本比例。
2. 这些费用包括所有的appliance，煤气炉，烤箱（和炉子是分开的），冰箱，抽油烟机，冰箱两个（厨房和吧台），洗碗机和洗衣干衣机，garburator。
3. Land transfer, 没有这一项，有估计也含在律师费用里面了。

This is a question of no definite answer indeed, all depends on how much extra the builder wanna make. If the price you pay is 300K for 2000 sq ft, the $150/sq ft unit price has included the builder's all costs and its profit on top, so if the builder wanna make the most, it just simply raise the price by 10% which is truly over charging you. There are costs remain unchanged even the total sq ft increase 10% or a bit more. The cost of excavation, foundation cost (if the extra area is built on top of the garage), furnace/ kitchen cabinets/ plumbing/ utilities connection fees, etc costs would basically remain the same. An honest/reasonable builder (I doubt most of them are) will only factor in the actual cost increase, then add on its profit margin; in this case , your price increase should be well below 30K.
