There has to come to the conclusion with more further detailed information (certain community, certain lot, age and other condition of the house, which year/what time of the year sold, etc). If you use a "top" "older community" for a example, you have to compare it with a "top" "newer" community as well, then chances are newer ones have more potential increase value. Both the "older" and "newer" communities have to be on the same level within its category. You can't compare Windsor Park or Westbrook (top older communities) with Haddow (a little bit above the average within the "newer" communities). Maybe back in 2003, Haddow is the only newest construction area in Southwest of Edmonton, but it's definately not the top community. Therefore, it should never be compared with Windor Park/or Westbrook Estate. |
