现在南面新房子卖的很快，为什么阿？

现在经济并没有走出低谷，但是我最近发现，南面的售楼处卖房子非常快。搞不懂原因，能不能请懂行的大虾分析下。感觉有泡沫哦！

PRC needs 10% GDP growth. So the central bank will print money and force state owned firms to borrow. These firms don't want to increase their production capacities any further. So the only way is to buy land, or partner with a developer to build residential real estate.

Partially agree. The main reason is to control the inflation. House price isn't counted as part of CPI. It can help the government absorb the flood money and keep the CPI lower.

没什么秘密的，只是怕有人说我忽有大家买房子，公开算了。

因为现在的二手房太少了，而新房价相对还合理。另外sw是中国人传统的理想好区，这种现象肯定先在sw发生，如果房市进一步升温，其它区也会一样。

1.居民消费（用字母C表示），包括购买冰箱、彩电、洗衣机、小汽车等耐用消费品的支出、服装、食品等非耐用消费品的支出以及用于医疗保健、旅游、理发等劳务的支出。建造住宅的支出不属于消费。

2.企业投资（用字母I表示），是指增加或更新资本资产（包括厂房、机器设备、住宅及存货）的支出。投资包括固定资产投资和存货投资两大类。固定资产投资指新造厂房、购买新设备、建筑新住宅的投资。

3.政府购买（用字母G来表示），是指各级政府购买物品和劳务的支出，它包括政府购买军火、军队和警察的服务、政府机关办公用品与办公设施、举办诸如道路等公共工程、开办学校等方面的支出。政府支付给政府雇员的工资也属于政府购买。

4.净出口（用字母X-M表示，X表示出口，M表示进口）是指进出口的差额。进口应从本国总购买中减去，因为它表示收入流到国外，同时，也不是用于购买本国产品的支出；出口则应加进本国总购买量之中，因为出口表示收入从外国流入，是用于购买本国产品的支出，因此，净出口应计入总支出。

所以，政府多印钞票，兑换成美元，然后借给美国，这些都不算在GDP里

换成的美元，不是中国政府印的，是外面流入的。中国政府换成美元后又那美元到海外投资，其实是抵消了外面流入的美元。那那些拿美元找中国政府换RBM的钱，最后消费和投资到国内。

The housing market is so complex and comfused most people.
I know a realtor, she came from BC and makes investment speeches once a week in BC to convince investors to buy residential properties in Edmonton. As far as I know, she has more than 50 clients who come from BC in this year. She herself also brought two houses for investment.
