求助：买新房的面积问题

本人带孩子刚来爱城不久，为了孩子从pacesetter那里买了duplex，现在正准备盖。今天刚刚看到blueprints，发现图纸上的面积与最初floor plan上的面积少了100平方尺。showhome的人解释是blueprints里的面积是不包含楼梯的面积，楼梯属于空间面积，所以少了100平尺。我不知道在爱城盖新房是不是都这样计算面积的。不知道有没有和我一样相同经历的朋友。我最大的担忧是将来在卖房的时候我是按照blueprints上面积算还是按照floor plan上的面积算。谢谢爱城的朋友帮忙。

你卖房是房屋面积是卖房经济实际测量的。一般是按你的外墙面积计算的。

I heard that some builders would count in the stair space twice on the floor plan, once for the main floor, then again for the 2nd storey. Some even include the outdoor veranda as salable space on their floor plans. I would guess these are the causes for the discrepancy of total sq footage.

如果带着小孩的话，就多看看已经，或者快要盖好的吧，如果价钱差不多的话。因为盖一个房子要蛮久的。
