协议有效期？

有个问题请教：

3 z' h1 A# f+ R" ^/ F- F  p# u如与REALTOR 签一个协议 买（SELL）我的house。 90天后 协议到期， 但还是 没有 买出去，
/ b: `7 [' B+ M9 C6 ~/ K% S6 ^! x) `
( \( I9 n; L" \8 @4 v一般 多长时间 自己 不能买？
5 i( Q0 i# Z7 ]2 g; W( w8 I
是不是 新法 已允许 自己买 AFTER THE AGREEMENT EXPIRED(IE 90DAYS)？ 好像有个 新的规定， 只要协议到期 就可以自己买了？

October 2, 2010 - There is a tentative agreement between the Canadian Real Estate Association and the Federal Competition Bureau.

If passed, the 10-year agreement would allow sellers to hire agents to put for-sale properties on the Multiple Listing Service for a fee and if they wish, the sellers could carry out the remainder of the sales process themselves.

协议结束后你可以自己卖房.但是,
看看你的协议里有没有COOL DOWN的时间, 一般是卖房协议结束后1个月-3个月.  COOL DOWN时间内售出的话, 仍然算是你的REALTOR帮你卖的,你仍要付REALTOR费.
# t4 y( x/ Q( `; p- l) m9 \所以,如果你顺利卖自己卖出, 你在签卖房合同时, 一定要把签字时间放到COOL DOWN时间之后.

协议上写得有的.协议到期后60天里买了,都要付agent fee.
