请教我该怎么办

新建了一个房子,星期四就交房了。但是还有很多由于天气原因不能完成的东西。比如外墙的石头等。律师那里有一部分钱hold back

- E- b' j' D/ s+ n+ F" v- n$ j房子的设计图上在前门有个柱子,柱子和房子之间有玻璃railing。 我们已经选好的railing的颜色。一直认为因为外墙的石头不能做,所以railing也不能做。但今天builder告诉我,根据building code,没有railing,好像说门口只有3级台阶,低于2尺就没有了。如果我坚持要,就要加钱。

我不知道行规是不是这样。我目前的情况是:图纸上有,也有选颜色的sign off sheet,specification上面没有提到这个railing.

根据building code,如果DECK,VERANDA, COVERD STEPS等等的FLOOR HIGHT低于0.60米,不需要railing。FLOOR HIGHT,以测量的最高的尺寸作为FLOOR HIGHT的值。至于你说的图纸上有RAILING,就要看当初你和BUILDER怎么签订的合同。; o* }0 h+ j1 _# m/ _9 r0 \, O. _- M

) B- v$ {. [4 T9 q1 N1 A8 R另外一点,房子交接时都有测绘图,英文叫REAL PROPERTY REPORT(RPR). 在这个测绘图上,会有显示你的VERANDA或COVERED STEPS的FLOOR HIGHT.所以说你可以与BUILDER 书面说定,如果RPR 显示FLOOR HIGHT 高于0.60米,BUILER应该负责加RAILING.

谢谢你。刚刚翻了一下construction meeting的时候给我的一张图纸。是stantec公司出的。上面写了:Finished Grade Front: 85.60 3RISE@DOOR. 这个85.60是不是你说的 FLOOR HIGHT?

It's under your cost to add railing for the 3 steps leading to the front verandar. However, your builder is responsible for the railing in the verandar area (if you floor plan has this)

- j8 n+ B# `8 E4 l) KThe exterior stairs on a residential home require a handrail if there are more than three risers. Three risers would be three steps total. If there are more than three risers one handrail is required.

谢谢你,可是我还是搞不清楚我这个到底算4级还是三级。我这个是从drive way到前门台阶之前,车库旁边,有一级台阶。大概1米多2米之外,又有3级台阶就是正门。

7 Y2 ~8 z; z! _; r; g# OIf you want to ensure your builder is telling you the truth. Send an email to them and ask. See what they will say.

去了final walk through,跟他们说出我认为应该有的原因,1,2,3,4,5,文字资料,图片和电子邮件,虽然building code可以没有,但是,我的spec是有的。最后还是要给我做。

Building code is only a minimum requirement and it does not restrict anyone to go beyond it if one chooses to. If it was written in the contract (it is included in the pricing), it should be done even it is not required by the code. Get your lawyer to look into it and see if anything can be worked out with the hold-back. This is a wake-up call to anyone who wanna buy(or build) new house, there is only few builder that is easy to deal with, they all appear to be nice and easy-to-go people before you sign up anything with them. Get someone really experienced to help if you prefer building your dream home to buying one (spec-home or preowned)
