We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.0 k! ·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license( O7 ?. Q. J" g6 b/ i( D6 _- u

Preferred

Any experience managing a portfolio of residential properties.7 }' Q8 s) o( R; G* O, _5 j
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Open house showings

Oversight of day-to-day operating expenditures for the properties.
+ J' R6 y8 i  \) t4 U2 E# j0 MCollection of rents and arrears, including initiating legal action when required.* |) e8 i& K+ B. I
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties." Y. ?! [6 {5 }& I+ y$ F( Z
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.) k2 n: a" P5 b4 i
Ensuring all properties are in compliance with local building and safety codes.
6 T. n) r# V/ x: L  dSourcing appropriate third-party vendors to provide services to the property as required.
0 Z. M! A# c1 _' }' `9 W- @Conduct regular inspections of the properties to ensure first-class operations are maintained.+ l6 t4 m. v2 y/ D
Plan and recommend capital improvements that may be required.. d2 e( T1 g8 r! G  Q; l
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) \$ D% A- ~1 a* T7 p
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.+ t* _- f7 w" c$ j& M
