As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.) Any experience managing a portfolio of residential properties.
! V0 Y1 f. N* m) ? z' h) Y$ D& ]A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up
9 h: m5 t O$ x$ q2 P: bMaintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.- Z% S5 K; k. @, v. A% h
Collection of rents and arrears, including initiating legal action when required.8 _: E( ^* Z1 W0 k; g- h
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

' z K0 q1 w. j4 q+ a/ E2 }Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
6 N' I2 [. h- gSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
) _, m _7 W8 z7 h, r% P9 H+ aEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. X2 g7 Q; {; Z2 G5 `- f; Y+ S
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
