5 Z, q! z2 p# I9 g2 V, ?( h9 c& WReview and approval of monthly financial statements, rent rolls, and revenue reports.
: K+ b$ m3 z2 Q, {8 G) J# POversight of day-to-day operating expenditures for the properties.( m2 V" ~8 o+ f7 U
Collection of rents and arrears, including initiating legal action when required.6 ^- |9 G2 U6 @
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

$ F  E& C! P/ y) w( T" {; U( nPreparation of appropriate preventive maintenance plans for assigned properties.  m0 Y6 o- ?" {" w
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 H, M/ ]' ~$ l" Z# d' ?# e
Ensuring all properties are in compliance with local building and safety codes.
6 N; b" _4 ^( J' s: PSourcing appropriate third-party vendors to provide services to the property as required.
( ~8 c% G" k2 c" bConduct regular inspections of the properties to ensure first-class operations are maintained.
$ A. k; U* Q. x( m6 ~9 a7 RPlan and recommend capital improvements that may be required.
* s6 N2 N. g/ j: wEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) _/ r8 ~) E8 T9 K$ d
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
