We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.% X1 G( x! ]+ j: a

·         At least 1-year customer service working experience in Canada4 `! E3 _9 b/ f5 E1 v

·         Class 5 drivers’ license6 t7 Y8 \9 N4 |) w: s# K4 E

7 n, S, W0 |1 v% f7 t& {$ _& pAny experience managing a portfolio of residential properties.
- f4 `7 c1 g. ~/ S0 W! S/ cA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up
! x: J% W: p2 D. n2 qMaintaining regular, clear, and appropriate communication with tenants.
) ?, H" q5 N0 E8 ZOpen house showings. z* d0 v  A. Q; ?3 N' V
Drive to sites
+ P+ k9 _5 S2 l& u; T' _Financial- c( h1 Y1 b* g2 s3 C/ C

Review and approval of monthly financial statements, rent rolls, and revenue reports.* f/ M, c7 }+ G" ]2 K
Oversight of day-to-day operating expenditures for the properties.
% W6 ^* I0 ?8 `' U8 sCollection of rents and arrears, including initiating legal action when required.0 I; l+ r: z. C8 a/ x% K
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.0 z# k7 u# W, H3 G# t# z
Maintenance+ V- q+ Z8 e- }6 a8 s3 P+ }/ t

+ k" b0 x6 y7 E4 s0 pPreparation of appropriate preventive maintenance plans for assigned properties.
# _3 O8 w4 a2 jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.8 }# M9 w, c% k% s/ t
Ensuring all properties are in compliance with local building and safety codes.6 ?) ?0 d4 G$ k  X/ q: i/ U8 B* d
Sourcing appropriate third-party vendors to provide services to the property as required.9 D0 c' |5 Q( g/ P3 {0 s
Conduct regular inspections of the properties to ensure first-class operations are maintained.+ L+ G7 x. Q" i( C8 z: P
Plan and recommend capital improvements that may be required.8 l$ U! {( ~, H& [9 ]. c5 G4 o
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  I( S/ D  _3 [
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
