As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

Supervision of contract service providers.
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

- V4 f# M; u9 ?' j* f& ?6 zReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
# A3 @) V5 B3 [6 yMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

3 q) |0 A1 w0 S6 f" ~2 YPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& a5 k  c0 l. W+ t/ G' IEnsuring all properties are in compliance with local building and safety codes.
0 R5 h+ ~' k+ |8 i5 I; r5 [: ASourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
( _" f& P/ A5 q. T0 n9 n" ]+ cPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
& k3 S& l) O& Q, B! PThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
