Oversight of day-to-day operating expenditures for the properties.
! w9 V& T5 A2 H( bCollection of rents and arrears, including initiating legal action when required.' Q, q" h/ H; T; c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.3 `6 Y0 X* i3 o/ H! W4 ^1 s

Preparation of appropriate preventive maintenance plans for assigned properties.3 ?$ _; I2 m7 n1 w' e
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities., h6 a7 F4 c& E$ H7 c
Ensuring all properties are in compliance with local building and safety codes.% m" I% z- N5 X. M/ }
Sourcing appropriate third-party vendors to provide services to the property as required.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
