We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 1 O. Required:
2 K$ |4 X# P7 y7 x! E* TAt least 1-year customer service working experience in Canada
! g; K! y8 f3 c6 l3 KClass 5 drivers’ license

Preferred* s2 a7 p5 S' x9 H4 X
Any experience managing a portfolio of residential properties.
, k; ?% B; E0 Z$ R* q2 d6 kA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.9 n( @+ A9 D: M& ]

Rent payment follow up

Open house showings

Drive to sites

Financial
/ ?" u( ~/ s) ?1 l' i) D2 PReview and approval of monthly financial statements, rent rolls, and revenue reports.3 @; J! W( F+ U. T! j
Oversight of day-to-day operating expenditures for the properties.
1 e8 T" D; `9 h3 VCollection of rents and arrears, including initiating legal action when required.* k, {- c- R2 M
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( K+ m8 T& z: E3 [

" |- ~: c6 h" B/ ^) ^Maintenance
' c6 R* S: ?+ V* Z, ~  K1 D+ k6 DPreparation of appropriate preventive maintenance plans for assigned properties.8 E0 t0 G! p9 v" M
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! e' Y( q2 V; X3 y5 ]& m4 GEnsuring all properties are in compliance with local building and safety codes.' k  K( L7 E; W9 j$ X
Sourcing appropriate third-party vendors to provide services to the property as required.
( N9 p1 s) H  j, |5 f& GConduct regular inspections of the properties to ensure first-class operations are maintained.
6 Q3 x4 h' U' ~- |) VPlan and recommend capital improvements that may be required.
2 i" h9 G2 [& P* b" kEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.3 x: W" o, A' ]( v8 S' y/ X
