Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Class 5 drivers’ license

Any experience managing a portfolio of residential properties.* Q! X. S4 R% _( {
A comprehensive working knowledge of the Alberta Residential Tenancies Act.* L; w% d1 o' M; {2 _

General

Oversight of day-to-day operating expenditures for the properties.- h% f( {7 f* f' e
Collection of rents and arrears, including initiating legal action when required.
- Y" Q+ l( e! @8 S0 a9 X5 WMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.8 K8 _" P0 J. d2 _7 C% v% w

Preparation of appropriate preventive maintenance plans for assigned properties.7 p$ b. _: ~' e% e1 K4 d6 D! {0 s. f
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 u- G: f7 N2 p0 Y3 |' F" `; q1 o
Ensuring all properties are in compliance with local building and safety codes.
; W! M/ R( e5 F8 J' A6 ESourcing appropriate third-party vendors to provide services to the property as required.) {! {( Y t e7 p+ l$ b
Conduct regular inspections of the properties to ensure first-class operations are maintained.

. W( F4 C. H; jEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' b% o6 N% x3 ?% K$ k
