We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.# V B+ P$ `8 Q% _/ T

Collection of rents and arrears, including initiating legal action when required.
) G4 v! e ?% EMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ j1 h+ }6 L) [7 m' m' j

8 L, q7 ^6 |. lPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
% l' y3 [' @; _9 S4 o! hSourcing appropriate third-party vendors to provide services to the property as required. Z5 N. x! B% D [+ ]: H5 V0 C; D6 ^
Conduct regular inspections of the properties to ensure first-class operations are maintained.6 h8 p- y$ V) ~! h. h/ r* f8 ?
Plan and recommend capital improvements that may be required.
