Oversight of day-to-day operating expenditures for the properties.$ {" S* [7 f" ~1 ~
Collection of rents and arrears, including initiating legal action when required." M) S( B. x; j* [/ w5 Q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.+ k( d6 e: I6 D& v) Q
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.
) f9 ]7 w: L# o& T) lConduct regular inspections of the properties to ensure first-class operations are maintained.; X, F( C3 J3 u, H; }% h
Plan and recommend capital improvements that may be required.. V7 W4 a( N6 E* F, E8 V- O% d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
