As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.: p2 B3 N0 y) a& d

Required:
9 i- [% y0 R8 w  r6 Q, RAt least 1-year customer service working experience in Canada
) [# _! z5 f5 t! V$ {; yClass 5 drivers’ license
. ~" b' e) c9 |' y- |* w# }5 `1 K7 @7 T
Preferred, g, }5 \& G# R: K: t4 }
Any experience managing a portfolio of residential properties.5 X) Z/ d2 H* I5 `! i( R- ~! p0 D
A comprehensive working knowledge of the Alberta Residential Tenancies Act., i2 H# k! \9 P' }0 ~( A4 F/ r2 v
( ]2 a/ R; p: [+ @4 r) |
General: ^! L5 L; M) S7 {$ k& Q
Supervision of contract service providers.: g' j9 l  _# }; a5 m5 }/ T
Preparation of thorough monthly reports.
9 F& [+ y: M: b0 G# }( bRent payment follow up. P  M3 I8 ]8 z- a! R# {
Maintaining regular, clear, and appropriate communication with tenants.
$ b" N3 A0 \1 M% z' q, Z/ ]( H$ ZOpen house showings
7 m- j. t; v) B/ C# y7 E9 [Marketing
' C* F8 o! W" `/ l" m  W6 a: w- oDrive to sites5 m7 {/ Y2 a4 R  W
Other tasks related to be assigned% @! h, U/ ], h! S- N/ _+ E

; x) }. U9 Z9 \. [Review and approval of monthly financial statements, rent rolls, and revenue reports.
# E4 a7 `: A7 C7 n% ROversight of day-to-day operating expenditures for the properties.4 @" a3 {! C9 N" C. D( H9 r+ i$ ?( S
Collection of rents and arrears, including initiating legal action when required.1 u$ ?2 k# i) K0 U  W8 {8 A! W
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
) g# k' t: _( p7 ^$ Y
. I# X& q2 r) K/ o6 p- }% B8 |Maintenance
; C0 \4 ?7 `6 U1 \+ VPreparation of appropriate preventive maintenance plans for assigned properties.* Y5 O  ?* v% J3 w9 u1 R$ Y
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 C. m1 w* _9 l3 d" n
Ensuring all properties are in compliance with local building and safety codes.: ~: K1 O) P, Y- P! y! `$ q: R
Sourcing appropriate third-party vendors to provide services to the property as required.
: _9 y6 `) |1 Z4 O. cConduct regular inspections of the properties to ensure first-class operations are maintained.! k  F5 C9 e1 p9 q" c; F% Y: r
Plan and recommend capital improvements that may be required.
+ o! d6 Y+ {& q! c5 CEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ W% j( s2 L- D" E

' b- q6 \: x+ p1 M/ jThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
