Maintenance Coordinator

, Z0 ^. l5 G! q/ @, pWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
* |. ^1 F/ z4 s2 L) J9 @At least 1-year customer service working experience in Canada
3 s  ^! E4 @* d6 s& QClass 5 drivers’ license
  q6 c7 v% N; A  h' K
. @& L$ ?6 |$ |) W; C- z4 CPreferred6 E" t  D  V) o. E  U: Q) G
Any experience managing a portfolio of residential properties.
5 b; ]! u+ k$ s' z" }0 uA comprehensive working knowledge of the Alberta Residential Tenancies Act.

  p; J+ Y8 a; I( c# RMaintaining regular, clear, and appropriate communication with tenants.3 Y2 D+ u: w  Q7 K9 _0 G$ [: b
Open house showings* ^) t0 m6 o$ r/ B/ e: d

Drive to sites9 N, c! d3 i1 b: h3 e5 y
Other tasks related to be assigned5 u! `9 l/ F; g, U2 T

Review and approval of monthly financial statements, rent rolls, and revenue reports.' \: r" K9 a7 L
Oversight of day-to-day operating expenditures for the properties.
# W5 a) C* n$ x+ n5 n2 p. q& a9 @& MCollection of rents and arrears, including initiating legal action when required.& }) F8 K% i% q* W$ _! u& U
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 D- o5 M; G) f( q% o

Maintenance
, T: H2 }2 K+ E# J  _Preparation of appropriate preventive maintenance plans for assigned properties.
% i/ F" |* {: Q2 F" n: y' TMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.' A4 e0 y  _  w; D( d) S
Ensuring all properties are in compliance with local building and safety codes.3 U6 R) v* k! m3 x0 n6 _
Sourcing appropriate third-party vendors to provide services to the property as required.: G, n7 \; t( d' J; z/ k$ H
Conduct regular inspections of the properties to ensure first-class operations are maintained.  A0 ]! ^& O3 l5 u' x) _4 V1 K8 p
Plan and recommend capital improvements that may be required.( x# [) w& T2 L
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.& r' }5 J, V) ^1 c7 W
