) ]$ G" r$ I8 t* AWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada! o& k' u# Q9 u+ i) v
Class 5 drivers’ license

Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.( c5 {, N: R- ~7 R4 ?
Oversight of day-to-day operating expenditures for the properties.
4 q: f2 r# P4 @. {; p, F) kCollection of rents and arrears, including initiating legal action when required. [( D! Y' o; j# c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

4 J H! U* v4 T y" D# zPreparation of appropriate preventive maintenance plans for assigned properties.

# |+ A7 }: q5 q0 WEnsuring all properties are in compliance with local building and safety codes.
) |9 x9 ]- [ nSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.! n4 H% ?6 Y& \# g# w1 b/ ~$ j
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. f% t7 b! s) O/ K' H: Y- i
