Any experience managing a portfolio of residential properties.5 v9 v9 [& }# k$ }5 w0 |1 T
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial

Collection of rents and arrears, including initiating legal action when required.
4 \; m6 S- m% y( l% o. V# R; HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
: n9 h1 v7 C9 w( Z; ]Preparation of appropriate preventive maintenance plans for assigned properties.
3 ^3 }/ K) m: t5 R" @8 h% tMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) d8 @+ r C2 B: o6 aEnsuring all properties are in compliance with local building and safety codes.: P; F8 c' h( W# y1 v3 }
Sourcing appropriate third-party vendors to provide services to the property as required.
: a4 H) i! W0 u* T1 U+ b" RConduct regular inspections of the properties to ensure first-class operations are maintained.% m, F. E) C2 V+ Y1 o
Plan and recommend capital improvements that may be required.$ f1 j8 n4 O" e1 w/ C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
